My first time posting anything here but I’m currently going through the HI course with InterNACHI and im in the process of setting up a legal business. How has the market been for doing inspections? I know the housing market is kinda wild with interest rates and all but is everyone still getting a lot of jobs?

It really depends on where you are
70% of real estate agents nationwide did not sell a single home in 2024. However, as alluded to, there are some bright spots around the country.

I am in Jesup, GA about 1 hour from savannah, GA.
I live in Jesup, GA it’s about 1 hr from savannah, ga. Decent area has a military community so lots of homes bought, sold and rented.
Wow, that’s crazy.
Right now home prices are sky high and interest rates are hovering near 7% again, making homes largely unaffordable for the average home buyer (thank you President Biden). The result is there are millions of frustrated buyers waiting in the wings. The good news is that there are also millions of sellers waiting in the wings that cannot stomach giving up 3% and 4% mortgages in trade for a 7% mortgage. My hunch is when interest rates get into the 5.X% range, the floodgates will open and there is going to be a huge increase in transactions.

I would heavily market Military Discounts.
As others have already mentioned, it depends on you local economy and market as the determining factor of how busy it is.
Yeah, I no history repeats itself in the market typically so I would have to agree with you. I took my course through ICA like 4 years ago and sat on it instead of going out on my own. So now I’m trying to refresh my knowledge even though its pretty cut and dry sop. But I would like to get ahead of this thing if I can.
Yeah that’s kinda my goal. Im a veteran so I kinda get the whole situation for soldiers and families trying to find a home. Seems like a good market.

I will prob be on here a lot asking you all questions while I learn. I completed my llc online on the 12th waiting on it to be finished so I can set up the rest of the business to keep everything separate. Anyone have any recommendations for software and E & O insurance. I no the report can be done basically with a free app but Spectora really caught my eye. Any advise for starting this up is greatly appreciated.
In addition to reporting software you will need a good spell checker.
Have you done any mock inspections yet, just for practice?

Only my own place and I agree I don’t always spell the right way good point.
I took the ICA Course a few years back but then I procrastinated and didn’t do anything. So I’m going over the whole course with internachi to refresh.

Somebody on this forum who lives near Savannah may let you go on a ride along and show you the ropes.
If you don’t mind driving up to Tennessee, I help out the new guys on inspections I have in East TN ( Knoxville area)
I’ve had InterNachi members from GA NC KY SC VA & IN make the trip to TN for ride alongs.
