I am not sure I completely understand you. However, I believe you are refering to me.

For your Info, I have been a Home Inspector for quite a while. In fact, I was a Home Inspector long before I become a contractor. Instead of complaining about what I was not licensed to do, I became licensed.

You appear to tell me you are more qualified than I. Who can say?
However, I can supply the consumer with a similar product at a superior price.

As to my statements about the price of WM, I’m simply stating the truth about the economics. It’s the fundemental economic principle of Supply and Demand

I am always a smart a s s it beats the hell out of being a dumb azz. Charge for all ancilliary services is my message I hope everyone is getting it or we will mutually fail to survive. I been doing this far too long to do anything for free. I have serious concerns that these WM inspections will knock out everyone doing them eventually. I am qualified to do these inspections as qualified as anyone you will ever know or meet and you know it. I am also intelligent enough to understand what this new form is designed for is intentionally targeting the inspectors for a world of hurt. There will never be a course that adequately answers you’re legitmate questions or mine. There will be continued confusion and it is by design. In the end attorneys will profit, homeowners will suffer and insurance companies will sue inspectors… I got no crystal ball, but I guarantee it will happen.

They are free! That’s what I’m bitchin about.

I am the only one I know that offers them for free and only with a Full home Inspection. It is to compete with the free Mold, Radon, and Termite inspections that are thrown in every inspection around here. Then the do the whole thing for $195.00 . Get used to tough competition or get in another line of business. Funny thing is I don’t bit-h about I just compete with it.

I’m going to show up at the next realtors meeting and hand out coupons for Free Wind Mits with any full inspection.

I have been trying that on my home inspection site and so far no takers.

From what I’ve seen Mike, your prices with the free WM are comparible to other competitors who add that service for an additional fee.
Try the coupons with the realtors. They really like showing buyers that they can save them some money.

Regardless, good luck. I bet you can get more work if you cut down the time on each inspecton by 20% too. Realtors like that.

I do free ones for Insurance Agents’ homes every week. Throwing a ws on top of a HI for free is a good deal. I always throw in free roof condition certificates, if you order it with a windstorm, 4pt, or Home inspection. Even though, I dont charge “extra”, they’re not really “free”… Good deals bring good business, and good service brings good referrals. Im a contractor/home inspector/wind inspector, am I hated here too?

Good luck. If you focus on sellers and their realtors, I can see a market. They may want a punch list of sorts to fix appearant issues that may cost them money/reduce the price of the property.
If you focus on buyers realtors and mortgage brokers, they want a written report to try to reduce the price. Eventhough it may reduce their commision, lower prices make it easier to qualify for the loan.

Mike, That would really work for the flippers and the investors. Try pitching to the real estate investor community. There are a bunch of these networks. They focus on the foreclosure market. Thanks for the Idea.

As stated before, business 101:

A gross profit margin of 0.33:1 means that for every dollar in sales or service, you have 33 cents to cover your basic operating costs and profit.

As in any business, there needs to be a certain percentage of profit/overhead. If you are getting 1 in 20 hits, then you are paying $34 per inspection brought in (based on $1.80 per click fee for your adwords campaign). One spends on average per inspection say $10 on gas and tolls, $14 on federal taxes and SS , and 1 hour to perform the inspection and write report. Based on an $80 inspection. That leaves $22 profit, not including any expenses such as office supplies or cost of maintaining licenses. That $22 per hour is not good business in my opinion. I can’t imagine how much profit you can make on a $55 special.

I prefer to keep the conversation public. It is an open message board, and I don’t intend of being offensive or aggresive to you or anyone else who charges ultra low prices. Just trying to understand the business side of it. I understand the idea of having low prices for a short period of time to get you name out there.

A $70 inspection give a margin of 0.17:1 = Bad Business, Time to go to business school 101 Mike.

You would think by now that your business would be built on reputation and not on price. Hell, I cannot work due to my accident, and I am still booking 6-10 inspection per week (using other inspectors) because of my work ethic. Yes, I still loose some because of price, but not many.
