I charge over $800 for it because I had done several similar in this neighborhood and did ok. But this one still got me a little bit. I think I had about 6 hours report writing and nearly 4 hours on site.

Typical for an old house that is poorly maintained and patched up over time.
Yep, and modified considerably. They opened up the interior foyer to make a grand staircase, added the rear wall of windows, walk out balcony for the second floor master and so it went.
Why that’s a classic 20th Century 10/2 home!! It’s a 10 at the curb…and a 2 at the door.
