Pennsylvania rental question.

Hello everyone, great place you’ve got here.

My son & is two friends are looking for a rental in Pa.
They’ve found one that is listed as having 3 bedroom’s.
There is a large bedroom downstairs & two smaller rooms up stairs.
It appears that one of the previous owners separated the upstairs
area into two rooms.

My question is regarding heating & cooling ducts. One of the rooms doesn’t have any ducts. There is a small window in that room, maybe 2’x2’.
So does that room qualify as an actual bedroom as it is listed that way in the lease.
