Pre drywall pricing

How much should I charge per square foot for a pre drywall inspection? I have a 8500 sf house to inspect that has sat for a couple years. Any ideas will help. Thank you. Robert.

How much do you charge for a 4250 Sq. Ft. home pre-drywall inspection?

I have never inspected a pre-drywall that big, but I suppose I would prob be around $1k

I was thinking about 15 cents per square foot. Does that sound reasonable? To high? To low?

I don’t know, I haven’t done a pre drywall inspection.

Thats how I came to $1k. I started with that, and then took some off, because they dont typically take as long as a normal inspection

Guess that all depends on ‘WHY’ it’s been sitting for a couple years, and how it’s been maintained for that vacant timeframe!

Exactly. Something is going on and you better know what you are looking at so you don’t f up everyone else’s E/O insurance rates, lol.

All of that makes sense, and I am a licensed contractor here in Fl, so I understand the code and exactly what I’m looking at.

It depends on how much they plan on selling the home for. I know some guys charge $22.21 a sq foot for a full home inspection. You might discount it down 25% since its pre-drywall.

1000 sqft home costs $22,210.00 to inspect? I’d like to meet those guys and learn their secrets :smiley:

Then you would be aware of what others have said about the potential problems with a home under construction, without interior environmental conditioning, even when dried in, having set for 2 years, and apparently in Florida where you are from. With those conditions I would expect to be taking well more time than a typical pre-drywall inspection if for no other reason than to ensure no issues have occurred as a result of the time lag. It would be very interesting to even just view the condition(s) of the home.

I charge higher than 15 cents/Sq. Ft. for a typical pre-drywall. I would have the expectation that there are way more issues to report on and much more time to ensure I don’t miss anything. That alone would most likely drive my rate up 15% - 25% higher. If after doing the inspection I found I was wrong about my expectations then I would consider discounting the fee afterward to compensate for my mistake. But I sure as hell wouldn’t be walking into something like that and screw myself on the fee. You can give money back later but you sure can’t ask for more after you find out what you got yourself into!
