Hello! I am currently reading about foundations and cracks in my course work and was curious if someone could explain to me in a little more detail the possible cause of horizontal cracks. I recently moved into an apartment that is brand new and noticed after a few days of living there, some pretty large and new cracks outside my patio walls. I mentioned it to the maintenance team on-site and they said it was “settling”. I attached a picture to maybe help with what I am asking about…thank you! Pretty neat that I get to learn about things and observe them in real life at the same time!!

Possible shrinkage? seem in sheathing?

What is the cladding/coating?
Are those concrete?
Hollow?
Load bearing?
A picture further away then close up will also help.
