Realtor ordered my inspection but seller pays

Hi Friends

A realtor (listing agent) ordered my inspection, but she said the seller will pay, whose name should I put on the agreement, listing agent or seller (property owner)

The seller is your client and should sign the agreement prior to the inspection.

Thanks Corey for your quick reply. The listing agent wants me to use her name and email for future business she refers to me. Can I use her as “customer” on the contract, and home owner pays?

Happens all the time (except it’s usually the buyer, not the seller in my market). Get the seller’s contact info and reach out to them with a quote and send them the bill and the report when completed. You can also send the report to their agent, if they want that (most do in my area).

Thanks Ryan, I thought whoever pays the bill should be my legal customer and his/her name should be on the contract. It seems this agent wants to be in control. She wants to handles the contract and her client just pay. I put the homeowner’s name on the contract this time.

If by contract you mean the Inspection Agreement, then I would put that in the seller’s name (your real client) and require your seller to sign off on it. That said, in some legal arrangements, the agent may have the power to sign on behalf of their client. But either way, the seller is your client.

The Contract gets the LEGAL Seller/Homeowners name as your Client.
(Whether a Seller or Buyer)… I place the Clients name on the Receipt, and I include the Agents Name, Brokerage, Email and Phone as reference.
I don’t give a rats ass who pays, the Current or Future Homeowner is my Legal Client (99.999% of the time)!
