Recommendation for flat roof

What would be the proper recommendation for this 1980 flat roof? I’ve recommended either re sealing at the top the counter drip Flashing and installing new cap Flashing.

Please post actual photos, not a screen shot. I can see many in your filmstrip, let’s have a look so we can help you.

And I am not sure what you are referring to as “drip and cap flashing.” The flashing atop the parapet is generally referred to as coping.

I would recommend you do the roofing course again.

The image is terrible.

I can not make out the roof covering material.

Nor can I make out the curb/parapet.

Your recommendation will come back to bite you hard.

Are you recommending how to fix a defect?

Describe what defects you see and refer their correction out to a qualified commercial roofing contractor.

Observe and report only. Do not recommend how to fix anything. That’s not your job.

Report whatever is wrong with it. It is not your job to tell the customer how to correct the problem.

Why?

If you’re talking about the joints of the cap, you better not recommend that!

The cap is not waterproof! It’s there to protect the roof membrane, that’s it. The roof membrane goes up and over the parapet, and down the exterior side.

Also, these roofs have 30yr warranty and if you have someone mess with it, No More Warranty…

Thank you! Maybe you’re right I should take that course again only for flat roofs. in the area I live in flat roofs are not everywhere so it’s not common to see them everywhere

The roof age is the same of the building. Owner informed my client she been living at this property when it was first built. She has been the only owner allegedly. :man_shrugging:t2:

What was the roof covering material? Did it look original to you?

Looks to me like an elastomeric coating was applied to it at some point, so it may be original beneath, but coated with a sealant for repairs of potential leaks!
