The following was reported in a recent report on a home in Broward Countly. There was one picture showing a high nail. There was no mention of anything else about this roof, eaves, or conditions in the attic. The roof was leaking - the rear overhang soffit was falling apart, and there were buckets in the attic with water in them. Is his statement to have a roofing contractor evaluate the roof going to keep him from getting sued?

Probably!!! Amazing.
They can always attest that there were multiple issues that needed to be reviewed by the roofer.

They can only attest that there were multiple issues that needed to be reviewed by the roofer if they list them. After the fact will not help.
Per the NAHI standards:
report: a written communication (possibly including images) of any material defects observed during the inspection
I think that a leaking roof is considered a material defect and is supposed to be reported

Obviously this hack has nothing to sue for!

The leaks will still be there and the contractor could claim he was called out to evaluate lifted fasteners.
He could still get sued.

Yes, but he’d have to enter the attic to see the buckets. :mrgreen:
