Volusia County “roofer” caught taking deposits and never doing any work:
When I re-roofed my rental property in January of 2024, I paid exactly $0.0 until they were done. They didn’t want a deposit. If you work with a reputable company, that’s how they roll.
Sack Roofing is one of the main roofers for The Villages(10 crews, 3 do re-roofs), so they get best pricing on shingles and it was reflected in the total cost. We paid $375/square for 24 square plus a $25 permit fee. That’s it.
Other dopes in neighborhood find these kinds of shysters and end up paying thousands more and they want a deposit. It’s a shame really.
OMG.
Minimum plan check fee here is $123, plus $235 per trade when it issues, plus a percentage of the job.
I believe a re-roof in my county costs $24 processing fee for local jurisdiction, $2 for State and $121 re-roofing fee. Clearly the extra $120 is built into the per square fee but essentially the county charges $147.00 for most residential home re-roofs total.
That is insane. Calculate materials and labor. *GAF TIMBERLINE HDZ CANADIAN DRIFTWOOD laminated shingles @ 33.3 sq.ft. per bundle). X Three is $120.00. Box of nails. $40 for 1 roll of felt covers 432 square feet of roof decking as an underlayment, >< $100 per square. Plastic cement. Vents. Drip edge flashing.
They are working on volume.
Expect double that in my province. Likely triple on steep slope and multi angles.
