I completed a 4 point inspection in Palm Beach County, FL. The home was built in 1981 and has an original 32 year old tile roof. The exterior of the home shows no cracked or missing tiles. Interior of roof shows leaks in 3 areas of the ceiling. Should I include photos of the interior leaks and recommend 5 years of remaining life after repairs are made?

The 4-point form asks questions. Answer them to the best of your ability. Was there damaged wood? Were there active leaks? Were there repairs in the “stained” areas?
