Storm assessments

So I had someone call asking me to come check out his 1993 wood framed stilt home on Marco Island. They already had a mold remediation and drywall removed in the areas on the “1st” floor.

Client is concerned with the original metal roof. I went up in the attic, all dry, no indications of leaks.

I found some corroded hardware and brackets on some of the pilings. The sea wall is pretty beat up.

Im trying to figure out how to present the information to the client.

Any suggestions?

Come check out? Did you perform a full home inspection?

Since you already did it, treat it as a partial inspection and write up/document what you found.
For example, use your report writer and exclude the areas/systems you didn’t inspect, and report on the roof & attic, along with foundation piers, etc.
