Starting the Residential Plumbing Overview for Inspectors. I am currently a residential property manager with 25 total and 5 vacant properties. Makes it easy to perform my inspections for each course.

About to start the plumbing overview. The other courses have been great, looking forward to this one.

Starting the Plumbing course late Saturday night. One thing I already found, reinforced by my father, who is a retired electrician, is that plumbing is a lot like electricity, with pressure, current, and resistance. That is my thought going in to this.

I just finished the course but I can’t take the final exam until I can get some uninterrupted time. About Watts 210 Valves: I know they regulate temp, and a separate pressure regulator is necessary to replace the job of the TPR Valve. I’m curious how prevalent these are; how often are they encountered and are they more of a regional thing (i.e. plumbers like to use them in the NE or the SW). Thanks.

This class was a lot easier for me. In the process of studying, I realized I had covered the side of my garden tub in my MBR with tile, leaving no access to the plumbing. I think this is a defect, and I should redo that.

In studying the plumbing section, it mentioned temperature control valves are required on shower and shower/tub fixtures. If there is only a tub and no shower, is it required on the tub fixture?

I’ve been inspecting for many years. At one inspection there was a hall bathroom on the second floor at the top of the stairs. I had a licensed plumber that worked part time with me, and he and I were doing the inspection together. The water supply to the toilet was shut off. The buyers agent asked if we would turn the water on so we could test the toilet. I said we don’t do that and explained why, and my plumber said there was likely a good reason that it was turned off. She got quite snippy and asked if she turned it on would we inspect it. I agreed. 5 minutes later water was running down the stairs and she was screaming for us to turn it off. My plumber said very calmly that he didn’t turn it on. She was getting hysterical and I then calmly asked him if he wouldn’t mind anyway, and he walked upstairs calmly and turned it off all the while she was screaming ‘turn it off, turn it off’ while running around in her high heels. A day in the life of a home inspector…

I’m starting my course today, anything in this course have more of an emphasis than anything else that would be handy to know going forward?
