At what minimum height is a masonry chimney required to terminate?

According to most building codes, a masonry chimney should terminate at a minimum height of 3 feet above the highest point where it passes through the roof and should also be at least 2 feet higher than any part of the building within 10 feet of the chimney; this is often referred to as the “3-2-10 rule.”

In M1307.3 18" is required to the height above a garage floor for the installation of fuel burning appliances, this space/distance will hopefully eliminate the possibility if ignition of vapors from gas or other fuel vapors . I have seen this installation on many home inspections and a few that are just below the minimum height requirement.

Clothes dryer exhaust vent cannot be longer than 35’, each 90, 45, degree bend reduces the length by up to 2’6" depending on the size of exhaust pipe. Rigid piping is recommended and not flexible hose as it deteriorates quickly and causes lint to enter the conditioned spaces of the home or accumulates in the crawl space. Accumulation of lint can cause serious fire danger.

Hydronic piping system provisions are listed in chapter 21, The testing of the systems are confusing, In 2101.10 Testing it states that the system must be tested hydrostatically to 1 1/2 times the maximum design pressure for a minimum of 100psi for 15 mins.
In 2103.4 Testing the system must be tested at 100 psi for 30 mins if it is going to be embedded in concrete, this causes confusing when inspecting systems.

IRC Exam Study:

  • How far above the highest connected appliance outlet must a natural draft appliance vent terminate? How far above the bottom of a wall vent must a natural draft gas vent terminate?
    IRC1804.2.3(2024 edition) Natural draft appliances. Vents for natural draft appliances shall terminate not less than 5 feet above the highest connected appliance outlet, and natural draft gas vents serving wall furnaces shall terminate at an elevation not less than 12 feet above the bottom of the furnace.

IRC Study: * Where must gas shutoff valves be located? Where must appliance shutoff valves be installed? Equipment shutoff valves for a fireplace?
IRC 2420.1.3(409.1.3) (2024 edition) Shutoff valves shall be located in places so as to provide access for operation and shall be installed so as to be protected from damage.
IRC 2420.5.1 (409.5) (2024 edition) The shutoff valve shall be located in the same room as the appliance. The shutoff valve shall be within 6 feet of the appliance, and shall be installed upstream of the union, connector or quick disconnect it serves. Such shutoff valves shall be provided with access. Shutoff valves for moveable appliances, such as cooking appliance and clothes dryers, shall be considered to be provided with access where installed behind such appliances. Appliance shutoff valves located in the firebox of a fireplace shall be installed in accordance with the appliance manufacturer’s instructions.

IRC STUDY: * What is the minimum required diameter for fixture tail pieces serving sinks, dishwashers, laundry tubs, bathtubs, and similar fixtures? For bidets, lavatories, and similar fixtures?
IRC P2703.1 Minimum size. Fixture tail pieces shall be not less than 1 1/2 inches in diameter foe sinks, dishwashers, laundry tubs, bathtubs and similar fixtures, and not less than 1 1/4 inches in diameter for bidets, lavatories and similar fixtures.

IRC Study: * When is a water heater required to be installed in a pan? What type of pan is mandated? How big must it be? How shall it be drained?
IRC 2801.5 (2024 Edition) Required pan. When a storage tank-type water heater or a hot water storage tank is installed in a location where water leakage from the tank will cause damage, the tank shall be installed in a pan constructed of one of the following:

  1. Galvanized steel or aluminum of not less than 0.0236 inch in thickness.
  2. Plastic not less than 0.036 inch in thickness.
  3. Other approved materials
    IRC 2801.5.1 (2024 edition) Pan size and drain. The pan shall be not less than 1 1/2 inches deep and shall be of sufficient size and shape to receive drippings or condensate from the tank or water heater. The pan shall be drained by an indirect waste pipe of not less than 3/4 inch diameter.
  • What clearance is mandated between combustible insulation and recessed luminaire?
  • Combustible insulation shall have no less then 3 inches of clearance from recess luminaries, fan motors and other heat producing devices.
  • The exception to this is that if these heat producing devices are listed for lesser clearance, the combustible insulation shall be separated in accordance with the condition stipulated in the listing.

  • The purpose of the IRC is to establish minimum requirements to safeguard the public safety, health and general welfare through affordability, structural strength, means of egress facilities, stability, sanitation, light and ventilation, energy conservation and safety to life and property from fire and other hazards attributed to the built environment, and to provide safety to fire fighters and emergency operations.
  • The scope of the IRC is to the construction, alteration, movement, enlargement, replacement, repair, equipment, use and occupancy, location, removal, and demolition of detached one- and two-family dwellings and townhouses not more than three stories above grade plane in height with a separate means of egress and their accessory structures not more than three stories above grade plane in height.
