The buyer was appreciative. I referred him to a mentor who is a PE which was the direction this thing was going in anyway.

I'd walk away from that one too, the liability alone would scare me to death, because with as much wrong as you have got there, there is no way that you could get it all down. You would miss something, and then the buyer would come down on you like a ton of bricks if they decided to buy it and found something obvious that you had missed in the report.

Oh yeah, don't walk, RUN from that one.. Good decision....
