Weeps through the foundation/sill plate a lot of the stucco on this one terminated below grade…Doh!!! #-o
When it does that, no screed is required, right? -o<…and where it was above grade they skimmed some parge/base, embedded EIFS mesh and applied the top coat…for that nice consistent finished look…only problem was it was all delaminating like your shots

In east Texas, these houses would already be filled with water from all the hard rains and half of the poor outer coating would be washed off.

This is a travesty and is what gave EIFS a bad reputation. This is exactly why we created a 7 hour DVD training program to train inspectors which is obvious you know what your doing but more importantly contractors to effectively repair these type of problems. If you ever need a repair contractor, feel free to call upon our independent MoistureFree Contractors. I hate seeing these problems. They shouldn’t happen.
