Too many issues to post them all

This was the support I found under a deck and “family” room addition at the rear of a 10 year old home. The smaller “beam” is supporting the family room. Notice how the columns are out of alignment. Quite a mess and the pics are only a small portion of all the problems.

Looks like the one I did Thursday…except add another $30,000.00 worth of repairs and you got it.

I have a couple of FUBAR comments I use (Inspect and repair entire deck system… system being the key word).

Examples:

The rear deck is beginning to deteriorate in areas and has several design flaws (weak attachments) that pose a safety hazard. Recommend a qualified general contractor inspect and repair entire deck system as needed.

Or…

The rear deck has numerous structural defects and is not safe. Decking floor boards are also weathered and are deteriorating. Recommend a qualified general contractor inspect and repair entire deck system

Bob, I rated the deck and the porch/family room addition “significantly deficient” (a required by State of NH term). I also recommended evaluation by an engineer and then recommended he get quotations on the costs of repair once he had the engineers report.

  • Substandard framing and construction. Recommend demo and replace.
