Water Testing without a lab ???

I’m looking to start doing water testing ( bacteria only ) myself instead of using a lab. Is there a certain kit recommended ???

Water testing through the labs in the area take 5-7 business days. If reply to inspections are due in 10 days from the contract signing it doesnt work.

The bacterial portion of the H2O Lab Analysis takes that long to Culture and Report.
The Agents know that and that is why Extensions are given pertaining to that portion of the PA AOS Contract routinely…
If you are suggesting that you can independently do better than a State Licensed Laboratory…
your findings will be suspect…

as a PA Inspector…
will your E&O defend you for your Representation as a Water Testing Lab?
Do not take on additional Liability as a Convenience to others…

No it doesnt. Bacteria testing takes about 24 hours tops. Agents know this because thats how long it takes. Im not suggesting I can do a better job just a more efficient one. All labs around here now send there water reports out to get done. I do over 10 water tests a week and why would I want to give someone else business if I can get this covered in my e and o and do it myself in less than half the time and keep everyone happy and my clients closing on time ?

Unless you are a certified lab, you open yourself up for tons of liability. Most labs have a PhD on staff as part of their structure, not just technicians. They are responsible for seeing the protocols are proper and followed the same way each and every test.

Just imagine the liability you would have if a test was skewed for whatever reason, and an elderly or infant died as a result of E-Coli in the water you said was fine.

Not a wise move. Charge for taking the sample and let the certified lab issue the results.

PS. Who cares if it closes?

and for a Child that develops an E-Coli or Coliform Infection…
will your home office test be defensible???

The expectation of any RE Agent / Attorney in PA for a Lab Report is 5-7 Business days…

The labs around me offer 24 hour turnaround times but charge for it. There results only take 24 hours as well. I was just wondering if anyone else here did there own tests. I know of 3 inspection companies in my area that do there own tests thats why I was asking.

I do not offer a bacteria only test…
I follow the Guideline recommendations for each Municipal County and only offer what the County recommends…
if FHA/VA… a Lead Test is added…

its obviously possible to test water at home . beside that there are lot of purification process for the water. i know few product which are successfully working on it . if some might get interest than let me know. after that i really will be able to let you about the product and all.
