What type of insulation would this be? 1980s condo looks like cellulose. Never seen this could it be an asbestos insulation?
Looks like the fireproofing.
Sprayed on application to fire/soundproof (with some insulation value). If it’s from 1980s, it may contain asbestos. If the buyer is concerned, it should be tested. Removal/abatement could be $$$
