Who can solve this inspection riddle?

Hello fellow inspectors,

I inspected a property and noticed a 1” gap between grade and the foundation of the house. The gap runs around the whole property perimeter. There is moss growth on the lawn and a huge tree in front of the house. My first thought was some form of a leak underground is causing the soil to move away from the house and moss to grow. I checked the moister in the basement foundation and it was normal compared to other houses in the area. I know I don’t have to find what the cause is, but I’m curious to know what it could be as this the first time I see something of that sort.

Expansive soil not hydrated during recent heat wave.

Dehydration of the soils caused during transpiration by the HUGE trees nearby. If you add low rain conditions it can aggravate the situation. One name for this is “Drying Edge Effect”.

Have they had it treated for sub termites?

Wrong soil.

This is in michigan, so drought is never a problem. I noticed the house to the right has the same problem, while the house to left doesn’t. There is a fire hydrant between this house and the house to the right. I thought maybe there is a breakage in the ground but Where is the water going if that’s the case?

Hmmm? Can you please elaborate on that. Only few houses have this issue in that street.

Makes a lot of sense. This house and the house next to it both have two huge trees in front of them and they both have the same issue
