Sorry to disagree- but the above is not the result of a failure to be licensed-
but rather the result of failure to have a professional inspection of the work being completed. Even a licensed idiot could accomplish the defects noted above.![]()
The only reason it was done better when the contractor got it involved it’s because most likely they had to pull a permit and they knew a code inspector was going to review their work after. A lot of crappy work I see in my area is by contractors that did not pull a permit. I am not generalizing GC’s I know many that perform no matter what. You should know this since you have been in the industry 20 +/- years…

The motivation is the same for used house salesmen pushing the legislation in Missouri as it is in Florida…but it is more obvious in Missouri where the effort is to keep the state free from building codes and licensed contractors…but to license home inspectors, instead.
