Writing a Report

I am unaware of any client ever reading my SoP, but maybe more do that than I realize. Like you, if I can’t/don’t inspect something that I normally inspect, I disclose that. I’ve had lots of clients tell me that their last inspector didn’t walk the roof or go in the crawlspace, etc. I think (maybe I’m wrong) that photos reassure clients that I looked at the more difficult to see areas. Also, with areas that a homeowner may rarely if ever see like a basement subfloor crawlspace or attic, some like to see my photo(s) of what they look like.

Some states require you inspect certain things. A photo proves you actually did that. A classic example is the electric panel. A photo with the cover removed is included in all my reports. I must describe the main water valve; I do that and supplement with a photo. I don’t do PWP (pictures without purpose). That just clutters the report.
