This is an image of a propane fueled water heater. It has a temperature relief valve installed. The discharge pipe extends to the bottom of the water heater. The water heater was installed in a overflow pan. The water heater was observed and noted to be in good serviceable condition.
AFCI tester/indicators are made to test AFCI functionality. They are expensive and known for their questionable effectiveness.They can be used to test individual AFCI receptacles in a branch circuit. They should be used in a way to indicate that AFCIs are functional but, not to be used as a replacement for the test button on the AFCI which may be more reliable.
In this picture it is of glass in a swinging door. 2018 IRC Section 308 defines where glazing is located which requires safety glass. In the glass pictured there is a small manufacturers stamp which indicates that the glass is safety rated and not required to be called out in an inspection.
I chose article Inspecting GFCI and AFCI Protection which identifies the need and differences in each type of protection receptacle. The GFCI detect leakage in return to the neutral and shuts off circuit and protects people from being electrocuted. AFCI monitors the waveform in circuits and shuts down when there is a condition which may cause arcing and thus reducing the chance of fire.
Here is my inspection of a roof vent: This roof is used for weather protection and cannot be occupied or used as an observation platform. Therefore the vent extends 6 inches above the roof and a total of 12 inches to accommodate for snowy conditions where 6 inches of snow accumulation is expected. This will allow for another 6 inches of vent clearance.
This vent is over the minimum height requirement of 6 inches above the shingles so it adheres to codes. Because this roof is not an area where people are typically located it does not need to be higher than this.
From the Illustration Gallery titled “Clearance for Pitched Roofs”: We see that the Chimney must extend a minimum of 3 feet above the roofs surface. The Chimney must also extend 2 feet higher than any part of the roof within 10 horizontal feet.
Geothermal heating and cooling systems are an alternative to traditional heating and cooling systems. This is a p-trap located in a small bathroom. As you can see in the photo it has been leaking where it attached to the main line in the wall. It is also abs material which is know to have issues.

In the course of inspecting the breaker panel, we discovered double tapping. This can occur when two conductors under one screw or terminal inside a panel board. The conductors can lead to overheating, arcing and possibly a fire and death.

Per the electrical code, Electrical panel neutral bars are only allowed one neutral wire per screw or terminal. In this panel there are two wires in one terminal. A licensed electrician should review and repair this deficiency as required by the National.Electric Code and the International Residential Code.
There are multiple things to consider when inspecting an attic staircase. Home owners who install the units themselves will typically cut framing members that should not be cut, they will use the wrong kind of fasteners (nails) and they will not properly fireblock after installing the stairs in the garage ceiling.
The inspector observed at the time of the inspection an exterior chimney with a few reportable issues. Moderate cracking of the crown was observed, A missing spark arrester was observed and a missing rain cap was observed. The inspector recommends having a licensed professional do a complete inspection of the chimney.

This course had so many different subjects it hard to write something out about it. There was water heater, roofing shingles, expansion tanks,standpipes, electrical panels,cloths dryers, garage firewalls, garage drywall etc. It is very hard to write about a certain subject.
This is a picture of fixture trap in a lavatory. It is good in terms of required 24 vertical and 30 horizontal distances and it uses the only permitted P-trap, but it should be reconfigured since a fixture must not be double-trapped and should not use a flexible drainpipe for trap.
