25 Standards Every Inspector Should Know Course

Our inspection of the plumbing system included a visual examination to determine defects, excessive wear,
leakage, and general state of repair. Plumbing leaks can be present but not evident in the course of a normal inspection.
A sewer lateral test to determine the condition of the underground sewer lines is beyond the scope of this inspection.
Our review of the plumbing system does not include landscape irrigation systems, water wells, on site and/or private
water supply systems, water quality, off site community water supply systems or private (septic) waste disposal systems
unless specifically noted.

In this photo we have three things we will be looking at, they are water supply to the kitchen sink, drainage from the kitchen sink and dishwasher supply and drainage. The first thing we should look for is any moisture or water pooling on the base of the cabinet. The next day that we should check for is any moisture or condensation around the supply fittings and valves . We should also make sure that the valves are in good operating condition. We should then proceed to check the drainage feelings. Although these fittings are not under any pressure they can still leak. In conclusion at the time of inspection we find that all the components underneath the sink are in good operational condition.

The article that I chose for this assignment was aluminum siding inspections. I chose this article for one main reason the area that I will be doing most of my inspections in has a large number of homes with aluminum siding . I chose this article so that I could better educate myself on the pros and cons of aluminum siding. The article was very informative on the history of the product and the pros and cons however to actually inspect the product more research and study will need to be done. In conclusion I found this article very helpful as a beginning to gain an understanding of aluminum siding.

The attached image depicts a typical dryer and the exhaust layout. As the clothes is being dried, the exhaust must discharge outside of the dwelling unit the moist air mingled with the lint. No discharge into attic is permitted, as it might affect the integrity of the load bearing structures. It is important that the length of the exhaust does not exceed 25 feet, and preferably be as short and straight as practical, since bends and curves introduce additional resistance and reduce the effectiveness of the exhaust vent. No screens are allowed in the exhaust vents, as captured lint and other particles present fire hazard. Additionally, the exhaust vents should have a backdraft dumper back flow of air and a passage for insects and such.

A Garage inspection

Trusses of a garage structure (or any structure) cannot be altered in any way without the approval of a structural engineer, as they are designed to bear loads at the specific points. Typical roof trusses should not touch any interior walls and should bear only on the wall framing. It is critically important to use the adequately strong fasteners and screws/nails, as shear loads might lead to distraction of the hardware.

The door between the house and garage always has to be fire rated because most of the fire starts from garage. in this case, the door has to be solid wooded and 20 minutes fire rated. The thickness of the door has to be at least 1-3/8" one-three eight inches to protect or hold the fire in to the dwelling.

There should be enough work space infront of the electrical panel, but as you see it there is alot of material suround the panel. It supose to be 30 inches windth front of the panel and 3 feet deep for work space. In this there is cabinet next to it and shelve, recycle bin, and many othe materials as you see it.

This picture is of the access to the unfinished attic space. This access point is of adequate size and it is located next to the mechanical room. This attic space allows for access to vent pipes, electrical components, and to be able to view a portion of the roof sheathing. There is no finished walkway to be able to completely inspect the roof structure.

An inspector should as thoroughly as possible inspect the attic pull down ladder prior to using. If possible the inspector should inquire if the ladder was professionally installed or installed by the home owner. Once determined to be safe to use the ladder attachment points should be thoroughly inspected and proper safety procedures should be followed.

Chimneys include many requirements for proper performance. This one is not properly flashed to keep water from penetrating. Rather than a sealant, proper flashing is the correct method to stop water from penetration. Other considerations for chimneys are height above roof line at 2" clearance from combustibles.

I read an article about electric panel service. I’m eating to make sure I fully understand all parts of checking electrical such as proper wire sizes, proper connections, groundings, and an overall knowledge to educate my clients properly about electrical safety.

This is the emergency escape window in the 2nd bedroom on the basement level. It is a crank out window that opens up, but the sill height is approximately 48 inches. It exceeds the maximum sill height and also the window when fully opened does not meet the minimum 24 inch height.

I read the article on dryer vent safety because I was unsure of the venting system we have in our home. I learned that I will need to replace this vent due to it being made of a ribbed flexible tubing and is a potential fire hazard. This is a very informative article that I am sure a lot of people would find useful. I would suspect there are many systems that have outdated and unsafe vents which the homeowners are unaware of.

In the picture, there are black tar spots which are signs of covering nails or nail holes. Driving nails on the surface of three tab asphalt roof shingles is incorrect and will cause water leaks. Also, the roof ridge vent opening on the north side of the roof is covered with tar which will stop the hot and damp air from venting out in the air. This will cause moisture built up in the attic space or between the roof rafters in cathedral ceilings. I recommend further evaluation by a licensed roofer.

Carbon monoxide is a colorless, odorless poisonous gas that forms from incomplete combustion of fuels such as, gas, oil and wood. Most carbon monoxide poisoning occur during winter months which is the cause of many deaths in the United States. Potential sources of (CO) are, furnaces, water heaters, stoves, ovens, space heaters, cars, dryers and etc… The Consumer Product Safety Commission (CPSC) and Underwriters Laboratories (UL), recommend that every home should have one (CO) detector for each floor of the home and within hearing range of each sleeping area.

The trap for the kitchen sink is the permitted P-trap. This is a basic u shaped pipe arrangement with no moving parts. The trap is not more than 30 inches horizontally from the fixture and less than 24 inches vertically from the fixture.

Some dryer loads can contain more than a gallon of water. 90 degree turns in the duct may cause potential fire hazards. Dryers over heat and cause sparks which can ignite lint and thus create a whole house fire very easily.

A stairway downstairs in the basement that has no roof and allow water and snow to enter. There is a drain but inefficient because it is only a 24-inch hole without connection. It is also visible in the basement that repeated water damage has occurred in the past. Visible from the dry wall cut and by the color of the (2 x 4) divisions.
Recommend finishing this section of the house. In addition, the land has a slope that is in the direction of the house which brings a lot of water …
