The picture I looked at in the gallery was about egress windows. This is the same picture from the class. Making sure there is proper clearance above the egress window is a safety issue. Many homes have decks that go over the egress window. Some type of opening needs to be there.
I decided to talk about dryer vents. Many homes the homeowner does not look to see where the vent terminates. It is important to terminate dryer vents to the exterior because the air is filled with moister and lint. Lint can be a potential fire hazard and moister as we all know can do damage on the interior of a home.
Inspecting a garage roof is just as important as the main roof of the home. Trusses can not be altered in any way unless noted by a structural engineer. Joist need proper joist hangers and proper nails and installed to a leaderboard and not to the drywall.

TPR valves are an essential safety mechanism on water heaters. The should be located within the top 6 inches of the tank, and set to relieve pressure at no more than 150 PSI, or 210* water temperature. The discharge piping for the TPR valve has numerous requirements, including an air gap, and discharging into an indirect waste receptor.
Chimneys have a height requirement above a finished roof in order to ensure an adequate upward draft during use. The 10-2 rule states a chimney should extend at least 2 feet above any portion of the building within 10 horizontal feet. In the event there is no portion of the structure within 10 feet, the chimney must have a minimum height of 3 feet.
Dryer ducting run though crawlspace exits out of brick foundation with a dampener on the end to prevent debris, water and animals entering creating potential for a fire. Ducting runs approx 22 ft in length from connection to the dryer. Due to a 90 degree turn in the ducting, the maximum allowable length is 20 ft. this exceeds the amount recommended.

Impproper dryer vent installation can have the potential to cause a fire. The ducting should not exceed 25 ft in length unless otherwise specified by the dryer manufacturer. For each 45 degree bend the recommend length is reduced by 2 1/2 ft. For every 90 degree bend the recommend length is reduced by 5 ft as these bends restrict air flow. Dryer vent duct should be smooth on the inside for better air flow and reducing lint build up. Flex ducting is not smooth on the inside and is a potential fire hazard. Where the ducting exits, a dampener should be located so as to keep debris out of the ducting from outside.
In the photograph displayed you will find three different devices in a residential dwelling. We have a recessed lights fixture, providing our hallway here with plenty of light. We have a wire harness for a smoke detector with not device installed. Then you will see there is our recessed fire sprinkler keeping us safe from fires.

Attic access allows you to gain access into the attic space above. This is where you will be able to check insulation values. If there is moisture or has been moisture in the actic space. Check the venting pipes if they are insulated tape joints. See any structural problems with the joist. lots can be learned in the attic of the house.
Garage spaces. You can check whether or not it is fuctioning in a proper way. Check to make sure that the joists have the right hangers on them. The ceiling is drywalled with 1/2 inch and tape and the walls are 5/8 inch and taped. Make sure that the door is fire rated if entering to a home. Make sure that the door is self closing. Ensure that the overhead car door functions.

There is no moisture barrier located in the crawlspace. The land inside the
crawlspace is sloped toward an interior room in the crawlspace. It is important to
make sure all land grading around the perimeter of the home is sloped away from
the structure to prevent water intrusion. The land is sloped toward the structure in
areas. Ideally, the land grading should slope away from the perimeter of the home a
minimum of 6 feet with a one inch drop per foot to prevent water from flowing
toward the structure. There is active water intrusion in the crawlspace that is
entering the basement area.
HVAC INSPECTION- Cooling system
The cooling output temperature was 66 degrees during testing. The cooling system
is functional but is not cooling the home efficiently. The cooling output temperature
should be around 55 degrees. Further review is required. The HVAC system should
be serviced and repaired if needed by a licensed technician in this field.
In regards to the ICF wall, this is an insulated formed up wall prior to concrete placement. When it comes to the term insulated, not sure metal forms keep environmental factors such as wind, sun, temperature, and moisture. So I would personally call these foundation/exterior/interior/etc. walls in accordance with drawing specifications. The concrete/grout mix will be poured and tested.
Per the inspection, I realized there had been excessive water damage on the ceiling of the basement floor (dining room). Since this was the bottom floor and it was a 3 bedroom 2 floor residence it had to come from either the sink, tub, or washer. Turned out the hose had come disconnected. Good thing I rent ;).
