If it helps, the building has been vacant for about a year or two now, as the owner was trying to lease before deciding to sell, and to save on utilities he has kept heating/cooling to a minimum. I’m going back tomorrow to do a thermal scan and moisture probe of the one damaged area that’s low enough for me to check, hoping that we get some snow melt today and tomorrow morning to get a better idea.
Area looked overall fine, that’s the single drain for the main roof. The ceiling underneath actually looks fine interestingly enough, so I don’t think that is the source of water infilitration.
Any updates?
That may be the problem. Is the drain large enough? Was it clear? Were there any overflow scuppers?
Finally, that’s definitely moisture damage. It’s pretty consistent with roof or parapet. And that floor drain is suspect.
