I really do not know alot about this situation, and can use some good sound advise. We have a home that is less than two years old. Located near Tamap, FL. We have had to have the builder make repairs several times because we have had leaks apear. With the recent heavy rain, the south end of our house had some pretty serious leaking. The water has come in around our sliding glass doors, but, seemed to be coming from the drywall, area and not the framing. Also a light switch on the wall was wet from the outside in. The water came in on the floor all along that wall as well, and smellls mildewy already. Any help would be great, as my husband is military, and away, I am trying to deal with the builder on this, and really don’t know. Thank you.

What is above the wall on the exterior, is there a soffit/over hang? Is there a chimney nearby? Do you have gutters above the wall where the leak is? Sounds like a roof leak, roof leaks can be tricky. Also there is the chance of a pipe leaking, is this a 2 story with a bath above this area? Do your best to eliminate certain areas that could be causing the leak. Also maybe one of our Tampa Inspectors would run by and take a look for you considering your situation. Is there an Inspector that is willing to step up to the plate to help this lady out?.....Good luck,

Hi Joan,
Water intrusion is probably the most common defect in a home. Where stains are visible does not always mean that’s where the moisture is entering the home. Only a good inspection will provide you with the answers. Possibilities included defective or missing flashing around roof vents and windows.

This is a two story, stucco home, with attached garage. I do not see any staining on the ceilings, but did have someone suggest that it is coming in somewhere at the top, and leaking down the walls.
It is really frustrating, as I can smell mildew in some of the rooms and the builder sent this young man out, he is telling me that they can seal and repaint this area, it doesn’t sound right to me, needless to say, I am sooooo frustrated with this. We bought a new home thinking that we would not have so many worries, it has been a year and a half long nightmare for me.

I recently had my home inspected after the Hurricanes due to water damage. The inspection results were that my stucco is delaminating from the walls of my house. I have lots of cracks and there are two small chuncks that fell off. Also found out that the 2nd story windows were not sealed…stucco was put right on the metal frame of the window. I was told by the city of Orlando building department to get a State licensed Inspector to not only check the makeup of the stucco, but also to see if it meets the other ASTM requirements per Florida code. How do I find a State Licensed Inspector in Orlando to do this and about how much should I expect it to cost? My house is 13 months old and I want to verify if it is from the storms or if it is not to the ASTM standards/Fl building code. Needless to say I would up getting water damage from the bottom of the 2nd floor windows to the first floor. No water came in through the window sills it came in under the bottom of the window sills. The roof is in perfect condition.
