During a inspection of the exterior of a multi unit home it was noticed the front porch had no railings. Although porch was only 24 inches off the ground the installation of a railing was put in report as need of repair.

  • Inspection of decking for condition, proper stager, joist span and overhang.
  • Inspection of ledger and attachment to home and 4x4 supports.
    Gaurdrails, Stair tread, risers, and stringer look good. Balusters safely spaced. Enclosed risers are great to see on a deck!
  • Cut post capped pyramid metal cap to promote water shed.
  • Should have GFCI installed per size of the deck
  • Handrail needed. Non-graspable 1x6 cap on guardrail not sufficient as handrail.

Inspection of this deck reveals several defects. 2 handrails recommended. Missing flashing. Additional stair stringer needed. Direct post to earth contact with negative grading. Baluster spacing in excess of 4. Improper attachment of railing post. Decking board spacing is tight. Recommend 1/8 gap between planks. No joist hangers used. Floor joist directly nailed to rim joist and improper ledger attachment. Observed defects render deck as being unsafe. Recommend further evaluation and repair by a qualified contractor.

A deck inspection should start in the same order that is was constructed. If unsafe conditions exist under the deck and in its footing, The remaining parts of the inspection may be deemed unnecessary due to safety issues. 60% of all decks constructed are unsafe. Most injuries from deck failure are due to separation from the structure from the ledger board and improper railings. Hot tubs can overload standard framing loads as well and extra support is required and needs to be inspected throughly. Handrails, stairs & railing are also potential safety hazards. Proper diversion of water and moisture are also important during the inspection.
A qualified technician should be recommended for further evaluation and repair if u safe conditions are observed.

During a home inspection that I performed The hole had a small deck with stairs. While inspecting the underside of the deck where it was attached to the house I observed that Flashing was properly installed to shed water away from the homes exterior.

The deck rail and stair rail infill spacing is important for child safety reasons. Whether it is the vertical members or decorative guardrail infill, a 4-inch sphere should not be permitted to pass through. The spacing on the stairs rail infill is allowed to be slightly larger at 4-3/8 inch. The triangle formed by the tread, riser, and stair rail should not permit a 6-inch sphere to pass through.

I read the article deck receptacles. While reading I learned that the 2005 edition of the NEC calls for one receptacle in the front of the house and one and back. Also that the 2008 edition is a supplement to the 2005 edition and not a replacement.

Attached is a photo of a deck. The deck boards are properly spaced, the deck is properly secured to the house, the stair risers are closed and equal in height, and the handrails are graspable at the correct height. However, the handrails do not return or terminate into the newel posts. Another concern is the sagging bottom step the stringers may be sinking into the ground or may not be properly spaced.

Upon inspection on the deck component, the decking plank is laid is too tight and that is improper. Deck plank should be 1/8 inch gaps between boards, so water does not puddles and form. Recommend that a qualified contractor repair or replacing per building standard practices.

the deck board as well as many other boards do not land on joist, a safety hazard, as well there are not enough supports under any decking. recommend seeking a General Contractor to suggest corrective measures. also have Contractor look at ledgers to be certain its code

Deck railing has openings greater than 4 inches and may be a hazard for children. Deck appears to pre-date current codes and this is not a “code” inspection, but openings in deck rail greater than a 4 inch sphere are a potential hazard and should be mitigated.

The possible use of extension cords on the deck and the inherent dangers of their use is the primary reason to a change in the NEC. Current NEC code requires an outlet on all decks with a usable area of 20 feet or greater. This can be easily overlooked by an inspector as that the construction of many homes and decks predate the code changes.

 DECK CONSTRUCTION AND SAFETY ISSUES ARE OFTEN OVERLOOKED. SO MANY DECKS ARE BUILT BY DO-IT-YOURSELF AND UNQUALIFIED PERSONS. MOST DO NOT HAVE THE PROPER KNOWLEDGE OF PROPER LEDGER BOARD INSTALLATION, LOAD BEARING ISSUES, OR THE SAFETY HAZARDS THAT MAY PRESENT THEMSELVES IN THE FUTURE.

Handrail is is a 2x6 board of which is not able to be grasped. This is a falling hazard. Recommend further evaluation by a licensed carpenter.
Balusters should be no less than 4 inches apart to avoid child’s head getting stuck and injured.Recommend further evaluation by a licensed carpenter.

Stairs for decks can have many defects. These defects can cause problems from falling down the stairs due to the lack of a hand rail that is not able to grasp because it is larger than 1 1/2 inches, tripping due to the stringers being of non equal height of the risers,hand rails having an open end and allowing articles of clothing getting stuck on them as you attempt to walk up the stairs, and balusters not being spaced at 4 inches allowing a child’s head getting stuck. This is just a few problems that can occur.
