High efficiency heat pump tonnage requiements

In 2013 CA was pushing the 2016 code to make new homes energy efficientcies reach 700 sq ft per ton. 500 sq ft is old school. Today that number is pushing 1000 sq ft per ton. I perform many new home inspections and have seen the changes work great. Your new home, is over sized and a waste of money. This home will never reach full conditioning because the thermostat will turn system off before the house envelope reaches full conditioning. I built a home 2 years ago and pushed back on the building dept to keep my system to 2 tons. I wanted 1 1/2 but the Title 24 calculators were really resistant. The home is 1632 sq ft with 11 foot vaulted ceilings. The 2 ton 18 seer variable speed heat pump I built works perfect and utilities remain low. Most new homes I see at 2955 sq ft would be (one) 3 to 4 ton system, gas or heat pump with duel zone baffles to distribute energy apporpriately. Tech is changing and homes if built correctly are very tight. So tight the use of IAQ, HRV or ERVs are being deployed in new construction. These have there own issues, but that’s a story for another time.
