Article outlines the importance of inspecting drain covers for safety. Although rare, death and major injuries have occurred from swimmers, mostly children, being trapped by suction, hair, bathing suit, and jewelry. The addition of better safety features being enacted in 2008. Inspection of the safety features for home owners as well as inspectors is a must.
This photo shows a sliding glass door which is part of the pool barrier system. The exterior wall abutting the screen envelope is a common overlooked part to the barrier. I would recomend a more secure lock and an open door alarm be installed.
Regarding the photo “Swimming Pool-Tile and Concrete Work” from the gallery. The expansion joint is becoming more mainstream among pool contractors. Many of the older pools do not have this and when the concrete cracks it can cause dangerous trip hazards.
This pool was found to have proper barriers and self latching mechanisms. The self latching in the picture is less than 54" from the ground, therefore it was properly installed on the inside of the access gate. The pool water looked clean and free of algae or debris. The pumps and components were in a fenced area closed with a padlock.
Pools and spas are great features on a property but they must be provided with child safety barriers to ensure a small child can’t reach the pool unattended. Statistics show children still drown in residential pools every year. It is a good idea to make clients aware of additional precautions and products available such as alarms and pool covers to protect children from drowning.
This is a picture of a double tap in a circuit panel. This situation is not that hazardous because the 2 wires are the same size. If the wires would have been 2 different gauges the screw would not torque evenly causing a potential arcing scenario.
Dryer vents- The maximum developed length of a clothes dryer exhaust duct shall not exceed 35 feet from the dryer location to the wall or roof termination. The maximum length of the duct shall be reduced 2.5 feet for each 45-degree (0.8 rad) bend, and 5 feet for each 90-degree (1.6 rad) bend. The maximum length of the exhaust duct does not include the transition duct. Clean at least once a year
When water temperatures are set higher then 120-130 degrees, this can create an unsafe condition especially for children. At this temperature a child can get burned much faster then an adult. Children under 3 can get burned and not realize that they need move their hand away from the scalding hot water.
One of the most over looked defects when inspecting a swimming pool is the lack of GFCI protection at the pool light. If its not connected to an outlet with a GFCI reset, then it needs to be on a GFCI protected breaker.
Drain covers can break or be removed by people who are unaware of the possible repercussions. When this happens, a swimmer playing with the drain may become stuck to it in a way similar to how a vacuum will stick to the palm of the hand, but with much more force; 350 pounds of pressure is normal for a pool drain, and public pools are even more powerful. This suction entrapment can hold the bather in the drain’s grasp until the person drowns or escapes, often seriously injured.
In July of 2007, Abigail Taylor, a 6-year-old Minnesota girl, was hospitalized after being severely injured when she sat over an open drain in a wading pool. The suction from the drain, which did not have a cover, pulled out her small intestine, requiring her to be fed intravenously. She died months later, joining the 36 other people, mostly children, who are known to have been killed in similar accidents since 1990. The actual numbers are likely much higher, as physicians often do not distinguish drowning caused by drainage suction from ordinary drowning.

This pool area has sufficient slop of the walk way around the pool the distance mesared 8 approximately the railing was 48 the gate enclosure was self closing and did latch. The bailistrs are spaced correctly with no gaps under the fence.
The electric equipment was all bounded together as well as grounded properly. All lighting was on GFIC and 15 amp supply. There was a heater 60 amp which was bounded there was a Hayward cartridge filter maintenance recorded showed it was changed monthly.
One of the first areas to inspect during a pool inspection is to see if a barrier or fence is present. Assuming a barrier is present, next you should ensure that a self closing gate is present with a self catching latch. As noted in the picture, the latch is damaged and has been separated from the gate. Recommend repair or replacement as necessary.
My research and writing assignment was the article, “Inspecting Aluminum Wiring”. When copper prices spiked, aluminum wiring became popular and was used between 1965 to 1973. Whenever performing a home inspection and aluminum wiring is observed, the home inspector should recommend having a licensed electrical contractor further evaluate the electrical system.
The action of a pool skimmer is performed by the weir, which regulates the amount of water entering the skimmer. The weir adjusts to permit only a thin layer of water to spill over, this in turn keeps a large part of the pool surface water clear.
