Picture of soffit vents. Learned a lot about ice damming in this section.
I read the article Non-Conforming Bedrooms. It was a good reminder to keep an eye out for discrepancies between the house as it exists and as it is presented in the MLS listing. Noting that a “bedroom” isn’t a bedroom can be very valuable to clients.
Has anyone seen an attic of a house built in 2007 that has clips instead of hurricane straps in Miami-Dade County Florida?
The information in the course pertaining to attic ventilation is particularly useful. I have learned a great deal in a short period of time. Thanks for putting together such a well written course!
A common item that I find are grab rails that don’t return to the wall or a newel post. I would upload a picture but it keeps failing to do so. Never had that problem here before.

On a recent inspection I found rafters that had sagged over the years. This was likely do to long spans for 2x4 rafters that had no intermediate bracing.
For the additional reading for this class I read the article on garage doors and openers. It was a good review of the inspection items.
Great course lots of good information I have attached a picture of some interesting finds that I have discovered in Phoenix in my 13 years of inspecting This is just a picture of Subterranean Termites that have made it in to the attic
Read he article on Asbestos it is such a scary word for most people but the bottom line is it is a fact of life and consumers just need to be aware and inspectors need to take appropriate precautions if suspected asbestos is present
I just read the article “Installing Attic Insulation”. The how to was very helpful, looks like I will be adding a few things to my summer project list, baffles, exhaust fans vented to the outside and "insulation boxes around lights and fans.
This seems to by very typical in the my area. Townhomes with common walls that don’t have the proper Type X drywall and are not tapped correctly.

I would have included a picture of a 10.5" step rise from a garage door to the interior which also was a half lite door. This condition creates two safety issues, one no fire door which would help slow the spread of a fire, and two a trip hazard…

The home condition I included in the report was the lack of a fire door separating the garage and living space, in addition to a trip hazard.

The article about the attic pull down stairs interested me due to the many safety issues and concerns associated with them. The improper installation is a major concern however many older homes have the wooden stair systems with the double extension springs which have been known to break or pull loose creating a safety concern.
This was a fun house!!! An older home that had been remodeled. I’m going through the exterior and interior and everything is looking great. I couldn’t believe it, really this is too good to be true. I’m planning on doing the crawlspace last and then the nightmare begins…
I’m going through the crawlspace, and as I approach the rear of the structure, I see wet; very wet dirt. No moisture barrier, and there is very little insulation covering the floor space. I get to the area and I discover a broken waster line. And there is everything and anything in the puddles under this house.
The sellers were present and to their surprise, my discovery was not pleasing. However; they took it with a grain of salt and called plumber right away.

[/ATTACH]While Inspecting the attic space, an open junction box containing live wires with no form of connectors on them was discovered in the East soffit. It also appears to have 120v system and 12v system in the same box. I would recommend having a licensed electrician do necessary repairs to the electrical and also a more exhaustive search in the attic space and home for any other fire hazards or dangerous conditions such as this.
