The bathroom ventilation fan has dust buildup which can impeded air flow. Particles of moisture-laden animal dander and lint are attracted to the fan because of its static charge. It is recommended that the ventilation fan is cleaned so it can effectively exhaust odors and moist air to the home’s exterior.
In the article “Housewrap Inspection” by Nick Gromicko and Ethan Ward there were many important facts to keep in mind. Mostly that housewrap is not a vapor retardant but installed to stop water yet allow vapor to pass through it. Important facts to know are upper layer should be lapped over lower layers by at least 6" (horizontal) and vertical joints should be lapped 6 to 12" depending on he risk of driving rain. Staples/roofing nails are 1" and spaced 12 to 18 inches-on-center throughout. All proper joints are covered with specific housewrap tape. Sill plate and foundation joint are to be covered also. If installed correctly the housewrap should assure that the building envelope is guarded against water entry.
I reviewed the Attic Condensation picture. Warm moist air will escape through leaky bathroom vents or through light penetrations that are not properly installed. When this warm air encounters cooler surfaces, the moisture in the air will condense against the cooler surface. This condensation can accumulate and drain down the sheathing to eventually make contact with the ceiling or wall surfaces and create brown water stains.
The door operated manually without effort. Spring containment is present and the door operates with the wall button correctly. The photo-electric eye operates and causes the door to auto-reverse when obstructed. There are no warning labels present anywhere on the door, near the spring, or wall button.
Here is some aging blown in insulation in an attic with knob and tube wiring. Knob and tube wiring should always stay out of contact with insulation. If moisture were to collect in the insulation you have the potential to create a fire.
Adequate ventilation in the attic is essential to reducing moisture within the attic and preventing ice dams forming in the winter. Without ventilation moisture will build up and create the perfect environment for mold. In the winter, even small amounts of heat collected in the attic can melt ice on the roof and form the ice dams.

Truss uplift
Observed cracking in the Drywall transition between the walls and ceiling. but only in the interior walls. Exterior walls show no signs of movement. Upon further inspection, observed high moisture condition in the attic, along with mold growth. Suspicion is truss uplift cause by the high moisture condition in the attic. Recommend having a licensed contractor further evaluate, and repair issues.
Stair railings are acceptable in construction, measured 42" from the front of the step to the center of the handrail. Each baulister is securely fastened to withstand 50 lbs. of pressure and can withstand an overall pressure of 200 lbs.The spacing of the baulisters does not exceed 4" between them.
The image I studied was concerning a foundation and vapor retarding. The image was of a crawl space where a perm.1 vapor retarder is used over the soil then a slab is poured over that. This is an acceptable condition. In addition a slab drain was used as well as an exterior french drain. The crawl space was ventilated and the vent openings should be within 3 feet of each corner.
Inspection of Windows
All accessible windows should be inspected for operation, any cracks, or failure of seals.Inspector should identify the type of window, IE. Casement, single hung, double hung. Begin the inspection by observing the window for any visible cracks in the glazing, or the sash and framing. Determine if the glazing is a single or multi-pain. There should not be any fogging present between the panes. Windows should operate smoothly and lock easily. winsdow sash should not be loose fitting in the sashes.
Insulating a floor means adding an insulating material beneath the floorboards, thereby reducing heat escaping through the floor into the ground. Approximately 15% of heat is lost from a house via this route. Insulation also acts to prevent draughts coming up through the floorboards.

It’s important to use the right tool for the job, and that includes ladders, which come in different types and sizes for different applications. It’s also important to exercise extreme caution while using a ladder, as a fall from a ladder can lead to serious injury and even death.
Insulation in the form of batts, blankets, loose fill, and low-density foams all work by limiting air movement. The still air inside the insulation is an effective insulator because it eliminates convection. Still air also has low conduction, so heat doesnt flow very well via conduction through insulation. Some foams are filled with special gases that provide additional resistance to heat flow.
If there isnt any insulation in the attic space, then insulation should be installed between the joists. If there is insulation installed and it’s near the top of the joists, then a good practice is to install new batts perpendicular to the existing ones. That will help to cover the tops of the joists and reduce thermal bridging through the framing members.
The flashing around the stack has been removed and due to this water intrusion has happened and created significant damage. This has created damage to the Roof and chimney stack. A recommendation is for a professional come and inspect damage.
Attic pull-down ladders are a great way to enter an attic, instead of having to carry a portable ladder to the attic opening. But beware! There are ladders that cannot hold the full weight of a person carrying a heavy load. Be sure to check for defects in the ladder before use.
