During a recent inspection conducted on a commercial property inspection two items were noted to be a code violation and not in the best standard practice of the industry. The first is an emergency lighting fixture connected with a cord and plug connection. The NEC requires all emergency egress lighting to be hard wired so it can not be readily disconnected from it’s primary power source. The second item is that a fan was installed over an exit sign, obstructing the view. Exit signs are considered to be life safety systems and while it is not a serious issue it is not in the best practices of the industry.

I read an article about advertising yourself as a code certified inspector. It is not advisable to label yourself as code certified because codes can vary drastically in different jurisdictions. Inspectors have lost law suits in the past due to mis representing the property as code compliant when it was not so.
Main Electrical panel appears to be in good working condition. The wire coming into the panel is in good condition. The ledger is missing some of thee breaker identifications and the exterior cover has two screws missing. Recommend have a licensed electrician evaluate to install the proper screws and complete the ledger.
Electrical Service Panels-Although I was very aware of the problems with Federal Pacific Electric service panels. The article helped me understand all the other brands related to FPE that I should make note of. These pose a huge safety problem and the client needs to be aware of those issues. Names such as Federal Electric, Federal Pacific Electric, Federal NOARC, Federal Pioneer, FPE, FPE-Stab-Lok, Stab-Lok. In addition the Zinsco brand with blue and silver labels inside the door. I recommended a licensed electrician to evaluate any and all of these.

this is a picture of the electric panel box in my manufactured home. this panel is rated at a 200 amp service. there are no signs of arcing or moisture and there is no missing knockouts. the legend is pretty well filled out explaining which breaker goes to which circuit but one breaker is not labeled.
electric panel boxes- before inspecting a panel box , inspect your surroundings first. make sure there are no signs of moisture or rust on or around the box. listen for sounds of arcing before touching a panel box. use a voltage ticker to make sure the box is safe to touch. any signs of serious defects advise your client to have it inspected by a qualified electrician.
IN this inspection the lack of G.F.C.I. Ground fault circuit interrupters was observed. ground fault is require in all wet locations including bathrooms, kitchens, garages and outdoors. It should be recommended that a qualified, licensed electrical contractor evaluate the issue and make appropriate changes.
