“How to Perform Roof Inspections” Course

This is my essay on asphalt roofing from the graphic library.

From the graphics I have become more aware of how to evaluate hail damage on shingle from just a bruise all to fractures and possible point of moisture intrusion to the roofing panel level.
Also the section on shingle installation, nail placement on the shingle, both normal and in high wind areas showed good information.
As well as the section on upper roof drainage and lack of proper gutter placement and drainage.

Hello everyone. My name is jake . I am excited to be here. I’m a career firefighter in Indiana. Just getting started in my new venture. Became a member last week and am beginning my courses today. Wish me luck!

Here is the fascia board and eave of the roof. There is some type of wood decay on the fascia, and farther up the roof line you can see some water damage on the bottom of the decking. This roof was just replaced, but the decking needs to be further investigated and replaced by a roofing contractor, as well as the fascia.

I just read “Doing Damage During An Inspection: It’s Your Job” and got an interesting perspective about the subject. Coming from a remodeling background, I usually feel obligated to repair things that may accidentally break during jobs. During an inspection, causing something to break under normal use conditions means I have done my job and have done it thoroughly. Although this may be upsetting to the homeowner, its better to have been found and diagnosed (or broken) by a qualified professional, as opposed to little Timmy or Sally.

Noted moss on the roof. Moss may leach moister under shingles and result in damage to the roof decking. Recommend removing moss through routine maintenance.

Frequently found on roof inspections counter flashing is missing above the step flashing. The absence of this may lead to water penetration around the chimney.

When identifying the use of blow-in insulation in an attic it is a good practice for me to next check the operation of the sophet vents. I am making sure that the vents are clear of obstruction and able to perform as intended. The styrofoam baffles pictured here are a great tool to insure that insulation does not impede air flow in the sophist.

The attached image depicts a section of ridge cap on an asphalt shingle roof. As seen in the red circle, the roof covering was damaged or may have blown off, likely due to the apparent lack of adhesive on the ridge cap as highlighted in the green circle. It would appear that the homeowner or some other inexperienced party attempted repairs with the idea in mind that there is no such thing as too many staples.Since there was no moisture intrusion observed, this does not constitute a material defect; however I would recommend that repairs are performed on the area by a qualified individual.

Tying into my submission for the Inspection & Writing Assignment portion of this course, this image from the InterNACHI gallery illustrates the anatomy of a typical asphalt shingle. The self-sealing strip depicted in the diagram is the most likely point of failure in my inspection image (attached to this post), due to either failure to properly attach the strip or a faulty self-sealing strip.

This is an example of roof framing. The picture is of engineered roof trusses. All roof trusses are plumb and are in good condition. In the photo you can see two separate designs of roof trusses, this is because the run of the roof is longer on one half than the other. Since the ridge is the same all the way across the trusses had to be designed to accommodate the shorter run while maintaining proper alignment of the ridge. Also you can see that the trusses are fastened together with gangnails and not ply wood or other types of sheet wood. This is to ensure the structural stability of the trusses and also to prevent deterioration where the trusses are put together.

The attached image show apparent nail heads on the ridge of the roof that was inspected. The roof has a 3 tab asphalt shingle covering. These nails should be covered with sealent to prevent leaking. I would recommend a qualified roofing professional to conduct a repair on this.

I choose to read the article about acid rain. Acid rain is formed from chemicals in the air from pollution mixing with moisture in the air. Two thirds of the pollutants in the air are from power plants that burn coal. Acid rain erodes stone which means it can deteriorate roof aggregate, shortening the life span of a roof.

The article that I read for this assignment is Measuring Roof Slope and Pitch.

This article is important because it outlines the different types of roof coverings that are acceptable for different slopes. If the wrong type of covering is used it would be a serious defect that would cost a homeowner a lot to replace. It is also important not to confuse slope and pitch because they are different measurements and it is not required for a home inspector to report a roofs pitch.

This is a photo of I took of a chimney from inside the crawl space. I inspected the roof from the outside and found nothing wrong with the flashing or shingles. I see a sign of moisture damage from one of the bedrooms that butts against the chimney. When I go into the attic, I have to crawl to a side of the chimney that is difficult to get to, but finally see the cause of the moisture. The owner had 3 contractors out there, and said they couldn’t find anything wrong and that the owner just needs a new roof. This picture is a reminder to me that I, as a home inspector, have a duty to find and see things that others don’t have an interest in doing. I represent the client and am not motivated by the promise of work. From this picture, I have received multiple referrals in work. All it took was looking around the corner of the chimney that no one else bothered to.

Attic Pull-Down Ladders

In inspecting roofs and attics, I’m always quick to feel excited about getting to use a pull down ladder to access an attic instead of a 18" x 18" attic access. Yet, it rarely fails that I see how poorly the ladders were installed. When I get up there, I understand that they cut through ceiling joists or trusses to install it in a manner that suited their layout the best. There are so many things that are wrong with the installation, i.e. structurally, insulation, energy loss, not designed for weight loads. It’s a consistent reminder of the value of paying someone to do a job well done. I try to convey that to my clients for any work I recommend them to do. If you can’t do it well, pay someone who can. It’s worth it.

Here is a picture of a roof recently inspected.
The tab is torn and the shingle is in need of replacement. Also reported was a crack in most of shingles along the lower roof edge a the gutter. The crack was moving beyond cosmetic.

This picture of the vent stack shows a newer boot, indicating that it has been replaced recently. The composite shingles appear to have normal aging, and only a single layer is evident. They are probably the original shingles on this 23 year old home. The new boot suggests a possible repair or preventative measure A closer inspection of the attic space for possible water damage may reveal more.

I took a picture of the chimney that penetrates my roof. The chimney is 3ft above the roof and there is not another roof within 10ft. The chimney has the correct flashing around it. Also looked in the attic space and there was no signs of water intrusion.

Research Essay

For my research essay, I read the article, “Home Inspection Reports: What to Expect”. One of my primary concerns is maintaining thoroughness and integrity in my home inspection business. Being known for my attention to detail will be an important part of building a referral network, and one of the important things I learned in this article, was the availability of affordable software to help with the inspection process. By using software that can give guidance and pre-filled points of the inspection, I’ll be better able to touch on each point of the inspection without missing important items.

My essay is on Moisture Problems - The primary purpose of the roof-covering material is to keep moisture out of the home. Too much moisture in the home can cause a number of problems. Moisture can damage many different kinds of materials commonly found in homes. When water is absorbed it reduces the material’s strength. In wood products wood decay can take place when materials moisture levels reach about 20%. Human health is another concern. Mold is caused by fungi which becomes active at about 20% moisture.
