“How to Perform Roof Inspections” Course

I chose to visually verify what Ben Gromicko stated in the video regarding chimney flashing. Though he explained it well, I still wanted to check an image of chimney flashing to review once more the apron, step, and cricket flashings. Counter flashing makes perfect sense to me, it’s just an extra layer of protection. You can’t be too careful with keeping water out of wood.

roof ventilation is extremely important to have and be correctly vented. If not vented correctly your roof system could prematurely fail and be very costly . Also with roofing in colder climates it’s extremely important to have ice shield 3 feet from Eve of home and 2 rows on shallow pitched roofs

It’s extremely important for proper counter flashing and step flashing to be installed around chimneys correctly these seem to be high areas of water leakage due to improper installation and if the chimney is three-foot or large your a cricket is recommended myself living in a colder climate with snow settling on high side of chimney and roof I recommend a cricket or saddle on all

Based upon visual inspection the gutter system are as follows, the gutter exceeds the minimum of 1/16 x foot slope, guttering is secured to building,brackets are serviceable,rivets at joints are secured,no sign of leaking from joints,no blockage from debris or vegetation,one of the downspouts is damaged at the bottom end (crushed) overall the system is serviceable,no presence of rust anywhere ,Installed 11 months ago,by a contractor (Home Depot).

Chimney Flashing:This roof has laminated asphalt shingles,they appear to be in relatively good condition.The picture shows the chimney flashing it has step flashing and counter flashing.However the counter flashing was not embedded in the mortar joints it was nailed into the joints at the top edge of the counter flashing and then caulked.

Ceiling Fan Inspection:I learned about the difference in how the leading edge of the fan blades work different from winter and summer.In the winter the leading edge of the fan blade should be lower and in the summer the leading edge should be higher.

Asphalt shingles are very durable if proper maintenance are perform periodically,if trees or branches are closed to a building, very closed attention as to the length of the trees and branches over the roof,as debris can damage the shingles, hail can damage the shingles ,most asphalt shingles may be used on roof slopes from 4:12 to 21:12,proper ventilation are paramount for asphalt shingles,to hot attick will degrade the quemical conposition of the asphalt to granular erosion and become brittle and crack and ,hence for leak will happen do to watter filtrate tru the cracks,winds can rip of the shingles if not properly installed or nail length to deep or not deep enougth, every 3 tab shingles should have 4 fasteners,6 fasteners in higth wind areas, moss and vegetation are sign of higly concentration of humidity therefore watter will be present,nails pop is also a comon defect ,lack of drip egde,

inspection of roof covering is in good shape, all flashings look new around plumbing vents, chimney flashings are installed correctly and not cricket is required.roof was installed and permitted in 2014 and a wind mitigation inspection was performed for a 5% discount for insurance and passed.

chimney extensions should be at least 3’ above roof and at least 2’higherthen any ridge within 10’,vent cap should be free from standing water. the exterior of the framing should be at least 3" from the op of the roof. combustible materials should be at least 2" from the flue piping

The fascia had been detached from roof structure, which was holding up gutter system. I could find water damage on eave area and wood rot. The brackets should be screwed through the fascia and into the ends of the rafters.

I had studied about clearances for pitched roof around masonry chimney. The height of chimney should be min. 3 ft at where it pass through the roof cover and should be 2 ft. higher than any roof within 10 ft horizontally.

upon my inspection, midway of the south east end of roof that several asphalt are no longer fastened the sub-panel of roof.
also at mid-section center of the roof a section of 75 sqft a large sag of sub-paneling with lift is visible from ground level

After examining a roof with a clay tiles, I can clearly respond with its integrity and yearly maintenance and my conclusion is that several the entire clay tile roof is covered with moss and several clay tiles are damaged. The over-all roof, ridge top and motor are in good condition

According to the Home Inspector Standards of Practice, a home inspector is NOT required to walk upon any roof surface. Stay safe. Don’t walk upon a roof if you don’t have to…Without walking on the roof surface you can still get a very good idea on the condition of the roof. Always check for discoloration, lifted or missing shingles. After looking at this photo it appears the roof is in very good condition and has no noticeable effects from ground view.

Although it is not required to roof any roof surfaces, I always try to walk the roof unless the slope is greater than 6/12. When the slope is to steep I at least inspect the roof from a ladder at the eave.

I do not understand why I have to have an essay about an article in your library, I would much rather prove my knowledge with a short quiz. I almost feel like you trying to get free material out of me and I don’t like it.

The picture afforded the name “asphalt shingle nailing diagram” is one of the more rewarding diagrams I have viewed during my time in continuing education as a home inspector. The insight provided to those who view this fine and educational piece cannot be understated, as it has taught me to more closely inspect and be aware of the types of mistakes that can be found in nails as it relates to roofing.

The diagram entitled “asphalt shingle nailing diagram” is one of the more helpful pictures and / or diagrams that I have examined during my time doing continuing education as a home inspector. I am now better equipped to inspect for faulty nail installation on a roof.
