This is a gutter downspout coming down the side of the house near the home’s chimney. Water drainage is on top of the patio and near the home’s foundation. It is recommended to extend the discharge of the downspout away from the home’s foundation.

This essay talks about the main reasons for replacing a shingled roof. A main reason is the age of the roof. An asphalt shingle roof that has been installed for 15-20 years may be in need of replacement. Other reasons include inadequate roof slope, general deterioration, and improper installation.
Walking on roofs isn’t too bad when the slope is low enough or there is ready access. Here we see several vents that are on a medium slope roof. The roof is in good shape and seems to have been recently replaced.
The picture that I chose was of a tile roof. The tiles seem to be weathered, but as we all know, you are not supposed to walk on a tile roof. So, we can only observe from the edges or anywhere that we can look out over the roof.
The soffit in this picture is nailed to the bottom of the rafters, the facia is nailed to the rafter ends, the gutter is painted has a slope going to the down spout and has all the hardware to operate properly.

Concrete tile roofing systems are commonly found in the south west region. We typically do not walk these roofs. Some would say it voids the warranty. Even with the knowledge of how, these tiles sound tough but in reality there are easily damaged.
The south west region has several roofing materials such as concrete tiles, asphalt shingles, rolled asphalt, tar and gravel, metal as well as rubber membranes. The most common would be the concrete tile roofing. However, the most faults found with these in the desert heat are cracked tiles.
The south facing roof section above single garage door has moss growing on the architectural asphalt shingle surfaces. The moss will shorten the life of the roof and should be professionally treated by a roofing contractor. Ongoing treatments may be required to prevent moss growth.
Adhesive strips are applied to the upper surface of asphalt shingles which softens from the heat of the sun and adheres to the shingle above. The bonding of the shingles helps improve wind uplift and moisture intrusion resistance. There are no adhesive strip specification or manufacturing standards. Often the higher end shingles have thicker adhesive applied vs lower end shingles.
As you can see fro the inspection photo the roof is sagging over the garage of the home. After further inspection in the attic above the garage it was found that the improper thickness of sheathing had been installed causing the roof to sag in that area.
Attic area roof inspections. Inspect for evidence of water penetration on the sheathing a moisture meter will help to define if the moisture is more recent. Also inspect for proper fasteners, cut sheathing, proper ventilation. As a safety not if i decide to walk a roof i inspect the attic area first to determine the condition of the sheathing.
This is a lean too roof and the edge flashing is missing, edge flashing will protect from water intrusion and wildlife intrusion. Correction advised to have a lic. roofing contractor add the missing edge flashing as required and recommended by experts.
Chimney height above roof ridge when closer than ten feet to roof, requires a min. of 2 feet height above the roof ridge. This is to protect roof material from wood burning fireplaces and ambers etc…Roof chimeny inspections need to be inspected inside and outside.
The rain cap on this chimney seems does not seem secure to the flue. In order for the rain cap to operate properly it is recommended that the cap be fixed, and repositioned to adequately protect the flue from rainfall.
When performing a fireplace inspection it is important to ensure that the damper be left open. If for any reason the future or current occupants decide to use the fireplace, you do not want to be the one who closed the damper in attempts to operate it.
We see here on a house in Woodland Hills area of Los Angeles, an entire section of the roofing material has pealed back and is no longer installed. This leaves the wood sheeting exposed, which is conducive to wood destroying organisms, and will leak the next time is rains.
Concrete tiles are a popular choice in Southern California because the tiles can easily with stand the intense sun we get in the Los Angeles and Santa Clarita areas. However, it is rare I inspect a concrete tile roof that does not have at least some minor damage.
