“How to Perform Roof Inspections” Course

Existing roof covering is a single layer composition shingle system. The shingles appear to be properly installed with no exposed fasteners, appropriate overhang and flashings. There are some areas where sealant on the top edge of counter flashings is cracking. Shingles are in good condition. No cracking, curling, missing shingles or excessive wear were observed.

Counter Flashing Image: It is important to verify that the proper flashing were used during installation. If the roof was a qualified to have an additional layer of shingles installed without removal of the first layer, make sure appropriate length nail to reach the sheeting were used and that the step flashing has been redone as well. This could cause a potential failure area and should be investigated by a professional roofing contractor.

I chose the “Home Inspection Tools and Equipment List” article. The article explains that at minimum an inspector should have a flashlight and GFCI electrical tester. Additional tools and equipment can make an inspection more efficient and enhance the report for the end consumer. Items such as an appropriate ladder, boots, gloves, small tool kit and respirator will make the inspection safer and quicker. Other tools, such as a moisture meter, AFCI/GFCI electrical meter, combustible gas detector, and infrared thermometer or camera will help to enhance the final report.

Looking at this roof from the ladder, I notice lifting and warped shingles with moderate granule loss indicating an older roof covering. The drip flashing is in place along the eaves with an appropriate shingle overlap. Other than needing cleaned out, the gutters look to be functioning and in decent shape

The vent cover in the middle of the photo is not level. A wind driven rain has potential to allow moisture into the vent in its current state. It is recommended to have the vent repaired or replaced by a licensed roofing contractor.

On the north east side of the home the gutter downspout thats attached to the pool enclosure needs to be reconnected. Once that reconnected the downspout and the turnout away from house will work correctly to get the water away from the house

One photo facing East on the North side show the gutter spikes pulling away from the fascia. A drain tile is added to the base of the down spout directing water away from the home.

Another photo shows an underground pipe carrying the water to an area away and lower for discharge, some wearing of the downspout due to lawn equipment & trimmer contact.

A third photo is a standard gutter, downspout and splash block directing water away from the home.

I learned, from a photo depicting shingle uplift, that wind blowing over shingles creates lift similarly to an airplane wing. Laminar flow of wind traveling over the shingle is disrupted causing high pressure beneath the shingle and low pressure above the shingle.

So with the article I read, you should have a few tools in your house to be able to take care of a few simple around the house tasks or repairs if need be.Having your own wrenches, hammer, flashlight, plunger, pliers, along with a few others can help you take care of some small problems that could cause more money than is needed to spend to call someone out to fix it for you.

Learned on where the safest place to access the roof is in the valley and that its not SOP to get on a roof once you do it a few times you get better balance and not so tense on the roof it will be safer

This is a photo of a defective penetration flashing. The rubber boot is severely damaged and no longer provides a seal. This is a probable water entry point and needs to be evaluated and repaired by a qualified roofing professional to ensure water does not enter the building and cause damage to the structure.

the image I chose is an illustration of the many components that are required to properly install flashing around a chimney. this includes the head flashing, on chimneys less than 30" wide or a cricket used on a chimney 30" or greater. the step flashing down each side of the chimney structure, along with counter flashing to prevent water from getting behind the step flashing. Apron flashing is installed on the low side of the chimney.

I have learned how to determine the existence of probable hail damage on an asphalt shingle roof. There will usually be a circular indentation. There may be a crack in the center and the granules will be loose or missing on the sides.

This is a Mansard roof with a flat-roof on the top. There are metal sections that are mounted like shingles. Some of the metal is coming off in sections. I did not inspect the BUR type roof as I did not have a ladder. They have a soffit and generally look to be in decent condition.

I am writing my essay about a poorly installed or maybe broken gutter drain spout. As you can see there is no such drain spout. Depending on where this house is geographically the roof is going to take a hit drastically over the next couple of months to years causing a major roof leak.

I checked out a photo from the website of “S” Style Clay Tiles. These are installed with normally copper nails as they last a long time, as the tiles do. Under the tile, is built up roofing of whatever play. You don’t walk on these tile roofs as the tile can break very easily. so it is a visual inspection. They should have those bird inserts at the eves to prevent birds and other animals from getting under the tiles and creating a nest. etc. Pan flashing is normally used.

I am writing my essay on a wood shake roof. Growing up these roofs were the norm and were commonly used. Over the past decade though most house of re done to almost anything but wood shake. It causes many problems for homeowners such as leaks, weather defects an d it is a feed ground for wood destroying organisms.

A few years back my neighbor was a tin knocker and i needed a summer job, you know the rest of this story.
You hit the Aluminum nail on the head! Aluminum Siding was a huge hit in its day. The qualities were; lightweight, semi-tuff and durable, it came in variety of baked on colors and wood like textures. In addition to the aforementioned qualities it was somewhat affordable for many families that lived in a home that needed a face lift.
The biggest negative was the fact it was easily damaged, even during installation on a windy day the panel had a tendency to fold quickly.
Much information was gleaned from its existence such as coating adhesion to aluminum, durability of reinforced aluminum.
In summary: i’m glad it had its day as it made many homes more presentable and marketable.

This was from an inspection that I recently conducted where I found a fist full of lint on the wire mesh screen embedded up against the inside of the damper. I saw this as a safety hazard and I wrote it up as such because after so much time it’s not venting anymore. The combustion from the dryer is hitting that 3 in thick wall of Lent and going back down towards the dryer. I wrote it up in made my recommendation to have it cleaned out thoroughly and at least once a month.

Gutter improperly discharging water onto roof: this photo showed a second floor Dormer with a gutter system that needed a downspout to the second floor gutter that would eventually make its way down towards the final downspout. It’s simply missing a vertical downspout to the second floor gutter system and without it it’s easy to see the damage that it could potentially create.
