The attached picture is of a transformer. There are two side two a transformer, one inbound and the other outbound. The inbound is from the location service provider at 1380 volts and the outbound is to the commercial building inside transformer at 480 volts. The transformer reduces voltage. The inside transformer supplies voltage at 480 if required or reduce it to the needs of the components in the commercial building. You can also use the location of the exterior transformer to aid in find the electrical room and/or the inside transformer in the building.

Zoning ordinances are designed to place restriction on land use and construction. There are three zoning ordinance categories: Residential, Commercial & Industrial. Categories can be mixed, meaning you can have multiple zoning ordinances in the same outlined location. Each zoning ordinance can have sub- categories. Variances are alterations to the zoning ordinance that would be consider a violation to the zoning ordinance, if not granted. Variances can be applied for, but it is the local governing body that can grant the variance or deny it.

When testing transformers its very important to know which side the power is coming in and which side it comes out. It is also important to know if the transformer steps up the voltage or steps down.

There sure are a lot of different types of equipment in commercial inspections. It seems overwhelming at first. Until you realize that for detailed inspections of many components will be inspected by specialized contractors that we bring on board. Our job is to go through the building and see what and where things are and their general condition in the pre-inspection. Then pass the info on to the specialists. We, as commercial inspectors, are co-coordinators as much as we are inspectors.

There are several things to think about before even starting a barn inspection.
Is it in a northern climate where heavy snow has put extra weight and possible damage to the structure?
What is the barn going to be used for?
What PPE is going to be needed for the inspection.

During the inspection, some hazards to look for that may be different than other inspections might be manure to close to the side of the barn, and lack of ventilation, exposed sharp objects and fire-hazards.

If a barn is going to be utilized, an inspection is a very good idea.

This is a single phase panel in a large I inspected recently. As you can see there is a 20 amp breaker that doesn’t fit properly. After further inspection I found it was a Westinghouse breaker not as Square D. It is not the proper breaker however, it performs but is loose so, it has a potential to arc at the point of contact on the buss. I recommend changing out the breaker to the Square D type. I had found other breakers that should have been 15 amp but, had 30 amp breakers instead. Definitely a big NO! I turned the breakers off and had the owner buy the appropriate breakers and replace them. I educated the client of the danger of replacing a 15 amp with a 30 amp.

Choosing a Team of experts. This is very useful information and is highly recommended if an inspector wishes to facilitate a large commercial property. Not only is it wise to do so, it could be less time consuming for, let’s say 3 to for contractors to help do separate inspections at the same time on different aspects of the building such as plumbing, electrical, roofing , refrigeration, HVAC AND SO ON. This is a picture of a shop/garage on a property that I inspected. The electrical to the shop had been disconnected and was not in use. None of the electrical in the shop worked. The breaker was off during the inspection and it was noted in the report as such.

This photo was taken on a job site I was working on. It is from a Wastewater plant. All the electrical was being replaced, this picture is one of the ones in better shape out there at the time. The plant had been inoperable for a long time, but these are common in certain plants such as rock plants and mining sites where the equipment is not maintained and insects, rodents and dirt gets in enclosures that are in use, which does cause fires and equipment failure.

I picked the article Personal Safety at a Commercial Property, I almost always safety topics for the essay. I feel strongly that the most important part of doing inspections is safety. Electrical is my trade in construction and as a contractor I put a lot on safety. The worse injuries I have ever seen were people that had gotten complacent, they were smart very seasoned electricians but they had were too comfortable. Everyday no matter if I am doing an inspection or working on a jobsite I go though my safety checklist and add in protentional hazards based on the conditions and the job. I also make a check list for the tasks I am performing, it might sound time consuming but its not, and it’s worth the time. As inspectors we often have customers asking questions and many other distractions and it’s important to me not to compromise the safety of other people on the site as well as my own. I didn’t comment too much on the article but it does talk about very important safety issues basically always be aware and be careful.

In some cases in commercial settings there must be fire extinguishers. There are 5 different classes of fire extinguishers, they all have there purpose for certain fires due to there chemical properties. They must have inspection tags and must be charged and maintained.

This is a main switch gear panel. The switches are all label to where they go. These panels should never be entered by a individual that is not qualified. There are certain precautions and PPE that is required for the persons safety.

This is an example of a meter box for large multi unit condo complex that has the main circuit breaker directly next to the meter. In the interior of the condo there was only a circuit breaker panel with all the interior breakers. The panel was labeled as to what each individual breaker controlled. The labeling was not verified as to the accuracy of the labeling.

Portions of this course has helped me in doing residential electrical inspections from the insides of the main service panel to sub panels. It has also helped in identifying defects in home owner installed electrical cabling and even sub standard installations by other individuals. I have even done some light commercial and this course has reinforced areas of concern especially exit signage and frog eyes (proper installation and placement) or lack there of.
