"Inspecting Commercial Electrical Systems"

This is an inspection of a running commercial wood shop that is converting rough sawn lumber to finished wood products. This shop has several pieces of equipment such as planers, table saws, sanders, joiners, and electric hand tools as well as the buildings lighting and outlets. This picture is of the electric panels that power the building. First the incoming service conductors are the old cloth style and are frayed. Secondly the outside attachment points don’t have any drip loops. Moving inside the panel on left is being used by power from the right panel with romex. The right panel was wired by splicing wires about 2’ above panel. The ground was never wired in. The panels didn’t have any covers. Exposed wiring at both panels. Not enough circuits and keeps tripping breakers and the defects just keeps going. These panels are the worst installation I have ever seen and have so many major defects the building should be completely rewired, which was my recommendation.

The attached photo was of the main electrical equipment in a commercial building that I inspected a while ago.

No safety issues were noted with the electrical panels. However, the electrical equipment was not labeled well and due to the complexity of the electrical system in the building, I recommended that the client have a licensed electrical contractor evaluate the entire electrical system and label all of the electrical equipment. The electrical contractor should also draw up an as-built of the electrical system so that electrical disconnect breakers can easily be located in an emergency.

For my research section of this course, I decided to read the article about inspecting grease traps. I learned the difference between a grease trap and a grease interceptor and the different maintenance requirements for both. The smaller grease traps can be cleaned and serviced by the employees of the restaurant but a larger grease interceptor on the outside of the building needs to be cleaned and serviced by a specialist.

The switch gear shown here is a made by Schneider and is a 3000 amp switch gear for a large chain grocery store. The section at the far end of the gear is filled with 125 - 400 amp breakers. This section feeds the"Hill House", a small building on the roof housing the refrigeration pumps for freezers and coolers. This section also feeds the HVAC RTU’s for the store and several sub panels. The hill house is fed with the 500 mcm near the top left side of the section.

Anatomy of A Commercial Inspection was very informative. I learned all the required elements of a commercial inspection report. I also learned the importance of never offering code advice or repair cost estimates. These items are best left to your third party experts. The article was clearly written and easy to understand.

DSCN5776.JPG Hello this is a picture of a switch gear that i encountered on one of my commercial inspections. This was GE switch gear from 1993, this switch gear has a combination of electrical disconnect switches used to control, protect and isolate the electrical equipment in this commercial property. This switch gear was in good working condition with no visible defects.

I have researched the section air flow in a home particularly a clogged furnace filter. A clogged furnace filter can be detrimental to the air flow in a home and can also shorten the life of the furnace. When the filter in a furnace is clogged it prevents air from circulating and causes condensation to build up underneath the condenser causing the bottom of the furnace to rust out.

Firestops
A firestop is fire-protection method for stopping the spread of fire through unprotected openings in a rated firewall. These are found around the perimeter of pipes and wiring that penetrate firewalls. Firestops must seal all unprotected openings in firewall between the attic and the living space firewalls that separate condominium units. Thera are different types of fire stop material, firestop mortar Cements made from lightweight aggregates, such as vermiculite or perlite intumescent Any substance that expands as a result of heat exposure is considered an intumescent firestop pillows: These items contain various flame-retardant and intumescent substances,

The attached photo shows a 40 amp disconnect for a roof to air unit. There is visible moisture intrusion and debris in enclosure, I also noted the black line is bypassing the fuse I recommend inspection by a certified contractor.

Wall pack outdoor lighting on a commercial building. This is a LED light. LED is an acronym for Light Emitting Diode. The lighting industry has had technology advances to a point where LED lighting is becoming the choice of a lot of commercial lighting. LED lighting has an initial expensive cost of purchase, but the operational cost is worth the expense.

Water towers are built and designed to hold water and supply enough pressure to distribute the water. New York City was the first city to mandate the use of water towers. They can be made from Concrete steel or wood. We now see them in cities throughout the United States.

This parking lot light post has a cover plate that is not seated correctly to seal the access port to the electrical conductors. This is an issue for several reasons, as it allows access for pests, humans and water penetration to occur. Recommend a licensed Electrical Contractor to examine, inspect and repair this deficiency.

The importance and significance for life and property safety can be increased with a properly installed, maintained and operational Fire Alarm and Suppression System. The article, Fire Alarm Systems provided an insightful and informative perspective on this topic.<br>

Here is a picture of an office I work at but upon closer review I could not access main electrical room. So a limited review of the offices revealed that exit signs were illuminated, egress lighting was installed, fire doors were rated an closed properly. Random check of plugin and switches and all appeared working.

Commercial Office Checklist

Moving into a commercial office space is an exciting step for your business but proper preparation and planning can decrease the transition period.

Things to prepare for are contacting utilities to have connections made( internet, phone, water), order office equipment, office supplies, stock kitchen if it has one, emergency supplies and if you plan to have your children or pets you will need to keep in control to not effect your work schedule.
