The trouble with inspecting slate roofs is the age of the roof. It may mean the person who installed it and their work practices are unknown to us. Try to imagine the underlayment materials available 100 years ago. Copper, tarred canvas? I most often see no underlayment. When a dry snow is falling the wind can blow it right up under the slate and it falls between the wood planking used as sheathing. A well insulated attic or a house where the heat is kept very low can have snowdrifts a foot deep. A house built 100 years ago has no soffit or ridge venting. Gable may or may not be present. When the snow melts in the spring the attic will show water stains/damage. I’ve also seen slate roofs repaired with adhesive snow and ice shield at the eaves and recovered with slate. In the summer heat the membrane softens and drips thru the gaps in the plank sheathing. It gets cooked by the dark tile above and the material is lost when it drains away.

The following is an image of what appears to be a standard slate roof. A small gable runs into a larger combination creating the valley seen prominently. Copper flashing is used continuously in the valley and the slate has been properly installed overlapping. Copper is also used on the eaves, and copper fasteners should be used to prevent galvanic corrosion.
When inspecting slate roofs, pay close attention to repaired sections of the roof. Repaired sections are important because often times, the roof was leaking there prior to the repair. When slate roofs are repaired, often underlayment is damaged and not repaired. Checking the areas below repaired roofs for signs such as staining will give an indication of the current health of that section by checking moisture levels.

I chise a picture of a slate roof valley. This slate roofs valley is an open valley. The copper flashing is great material which cpupd last arpund 70 years. It looks like the only used one layer of slate tile at the eaves but may hace a cant strip to prevent future problems.
I chose the picture of the slate nailing detail. When nailing slate shingles the nail should be made of copper, stainless steel or hit dipped galvanized. The nail should be just above the shingle to prevent priblems. 2 nails should be used per shingle unless the shingle length is greater than 20" then you should use 4.
The picture exposes weathered flakes, top layer is exposing the tile to further UV and possible moisture absorption. The roof also developed moss, with indicate moisture levels in tile. There were also maintenance done to the roof, as some tiles shows color variation, missing tiles, clips and exposed fasteners.
Deck Bracing, parallel to beam, indicated that upright posts be cemented and equal in height for attachments to the beams. The 3 posts is braced by 4 braces (2 inner & 2 outer) at 2’. Braces are fastened to the beams with 3/8 inch thru bolts. The braces prevents the deck from collapsing/imploding.
Finished internal stairs are possibly the toughest challenge a wood member of staff will face and so are often the particular exclusive domain with the “stair specialist”. Some key things to look for when inspecting a slate roof are proper flashing at roof penetrations. The slate shingles at Hips, valleys and ridges should fit together tightly. The slates should have a 3 inch headlap and step flashing should be used at any sidewalls.
