Including the hand rail design and securement, tread and riser condition, stairway lighting, floor/landing condition, and more. Some tips to increase stairway safety is also provided, which can be passed along to homeowners.

Checking to make sure that the risers and the safety are at the allotted heights and clearances are vital part of the inspectors job.

I provided a photo of a stair tread and rail. The stair tread measured 7 high with a depth of 12. The handrail measured 35 and was away from the wall 1.5. Both the tread and the rail meet the minimum measurement guidelines.
Aluminum siding was introduced in the 1940s and was used through the 1970s. It has declined in usage because of the introduction of vinyl siding. I did not realize that aluminum siding may have to be painted every 5 10years. There are many pros and cons for this product, I like the fact that his product can be recycled after it is no longer needed.
The back door was in working conditions during the time of inspection. I checked to see if the door was level and when I tested it, it was fine. The door lead to the back of the property on the right side.
What I learned from the article that if the egress is not near perfect there will be damages in the near future. For example if a door is not properly level it can damage the dry wall and the frame.

The home I inspected is in Florida which is prone to hurricanes and bad rainy weather during the summer months. So most homes are equipped with hurricane panels or hurricane resistant impact windows. This particular home has hurricane shutters which open and close from the outside of the home. This is a defect because the home owner would not be able to get out in case of an emergency.
The importance of having accessible egress. It is important to have a minimum of 36 inch door in an accessible part of the home. Example a liver room or main area. There are many reasons for this example a fire in the home. Or even to get bulky furniture in and out of your home.

The picture of my wooden spiral staircase the handrails are 36in high.I check to see if there was lighting at the top and bottom of staircase.Next I notice continues handrails from top to bottom and the staircase hand two landing that was standard.But I notice the spaces between the balustreds was greater than 4in in some places and that is not standard of egress.

AFCI tester is a indicator or portable devices to test AFCI fuction.They trip the AFCI to see if many working receptacles is working properly.To use a AFCI indicator you should insert directly into receptacles,doing so the AFCI tester for nuisance tripping will open it’s circuit when it detects a safe connection.
While doing the inspection on the front entry door there are several things to take note of in this picture. The first thing that we would take note of would be the size of the entry door. It needs to be at least 36 inches wide, and 6’8" tall at the least. Second we take note of the landing it appears to exceed the minimum of nine square-foot surface area. Also we take note of the distance between the threshold in the landing, it does not appear to exceed 7 3/4 inches. In this example we would also take note of the railings on the side of the landing. We would check the height of the handrail and we would also check the distance of the spindles for safety. We would also check the continuity of the steps remaining from the landing to ground level. We would also do a visual inspection of the entire landing itself where it meets the house, and if possible any of the framework underneath the landing itself. With this landing it is impossible to look at the framework underneath, but the one thing we can do is check for sagging or weak spots by walking on the top of the landing and down the steps.
This is a stairway that is not open on the sides. The hand rail in this space is in the right location, graspable and strong. It had an addition to the corner where now no clothing etc will be caught.
For this assignment I chose the article on inspecting a deck. I chose this article for several reasons. First reason is that decks are very prevalent in our society, many people choose to put a deck on their house whether it be at ground level or be on the second story of a home . Whether a deck is put on simply to get a better look or if it is a necessity, they need to be constructed correctly . A deck that is not constructed correctly can lead to short life expectancy of the product and can also lead to many safety concerns. This article was very informative and the detailed diagrams will help me to become a better inspector, and insure that my clients get the best inspection possible.
