Reading the article, " roofing underlayment", describes many types of synthetic and natural underlayment. What I find difficult at times is to determine if there is any underlayment or SWR (secondary water resistance) which is how it is classified in a Wind Mit form. Either way, it is meant to be secondary, and never the first recourse.
This chimney is less than 30 inches wide and does not require a water deflecting cricket. The lead flashing i excellently installed to conform to both the concrete tile and the brick. Some microbial growth can be seen on the tiles and further down discoloration is present, which could be thinned glaze.
clay and concrete tiles come in many different styles such as interlocking, flat, curved, and spanish. All tiles should be flashed against sidewalls with counter flashing. Spanish tiles arc over the framing rafter and into the flash pan. The pan should run up the sidewall and under the counter flashing. There should always be a gap between the sidewall and roofing material.
As a tile roof is being installed, it starts from the bottom and is worked upwards to the ridgeline. Tiles are nailed to battons and a typical head lap of 3 inches is allotted. At the ridge line, different tiles are installed and mortar is used.
Clay tiles that are in a “S” shape have more pros than a regular flat tile. For one, they interlock which creates a drainage channel so water can flow easily down the roof. Secondly, the interlocking allows for more security as well as air flow underneath the tile.
This roof system has concrete tile that is butting up to each other. Signs of growing Bio material is present on the tile, which could mean consistent moisture in present. The black glaze is beginning to break down and is no longer protecting the concrete tile.
Mastering roof inspections-tile
Concrete and clay tiles are class A fire rated. I learned that the reason installers fill the front edge is to keep bird from nesting in them. The fact that concrete tiles can withstand winds of 125 mph make them a popular choice here in Florida
These are overlapping tiles that are being installed in batons. the batons are required to give the tiles something to nail into as well as distribute the immense weight of the tiles. The tiles are so heavy, that a roof can fail if not properly reinforced.
Fiber cement roofing tiles were made for houses all over the county a few years ago, but no have been halted in production due to the materials used in the tiles. Asbestos was discovered to be a problem for health due to the fibers getting stuck in the lungs.

Visible hail damage to tiles on the SW slope. Roofer should evaluate and correct as necessary. The key to the watertightness and longevity for these types of roofs is annual inspection and repair of any loose, missing or damaged shingles. In many cases, repairs will provide reasonable serviceability; however, replacement may be needed based on cost factors.
Inspection of clay, cement or composite roofing is made more difficult as walking the roofs is not suggested due to foot load damage. Visual examination is usually made from the ground, from ground with binoculars, from eaves with a ladder or from adjacent roofs.
When inspecting this tile roof, you can see the gutter on the upper left could be pitching toward the tile roof, causing water to flow back into the bottom of the valley above. This gutter was pitched correctly and the water was moved away from the roof. The tiles under the soffit and next to the wall were installed correctly, no leak or signs of moisture were found.
The course I just finished inspecting tile roofs was an eye opener. I have not had much experience with any form of tile roof. The course I just took did a great job of explaining the basics of what types of tile roofs I may come across, as well as the installation principals for each type of roof. Tile roofs can be very different from the standard shingle roof, regardingrding the look, installation and maintenance, with a major exception. Both are designed to keep moisture from entering the structure.
Location Chester, MD. This sunroom addition has a gable roof that joins the main structure. Roof has one layer of architectural shingles, underlayment is visible there are no visible evidence of waving, cupping or curling of the shingles. Plywood underlayment is sound. The top of the roof on the rake side where the roof meets the chimney, flashing has been cut into the chimney’s brick mortar joints. Shingles overlap into the gutter approximately 3/4". Fascia and soffit are sound and flashed correctly. The gutter and downspout is installed with brackets into the fascia and the side of the structure respectively. The gutter terminates into the yard approximately 3’ from the structure. No defects were identified.
Roof tiles come in a huge variety of sizes, styles, materials and weights. Tile roof installation methods can vary with the particular type and profile of tile, with the manufacturers requirements, with roof height and pitch and with the wind and climate zones. Tiles are installed shingle fashion, with each course overlapping tiles in the course below. Tiles in the same course may interlock, may overlap, or may butt. Since tiles are not water proof, proper underlayment is important for good installation. A minimum of 30-pound felt underlayment is recommended for installation. Flashing comes in a variety of materials, (lead, metal, etc.). Headwall flashing is sometimes installed both above and below the tile, which would reduce the chances of leakage at this location. Installation methods include adhesives, cement, and nailing. I need to look for loose, cracked (right bottom end of the tile especially)and glazing in addition to hale or compression damage.
This essay is on clay tile roofs. This roof is very well pitched. It has immediate run off. And is in very good condition. This roof will be inspected with binoculars as it is very unsafe to be walking on.
