Making sure that you research clay or concrete roof tiles that are compatible to the environment that they will be in stalled in. I read Mastering Roof Inspections: Tile Roofs, Part 1. In this article, I learned that the most common materials for roofing tiles are clay and concrete. Tiles come in a variety of profiles and styles. Generally, profiles are categorized as low, medium and high.
This is a tile roof done with battens and a metal valley. The battens have been installed on top of the metal which caused debris to accumulate. The battens need to stop at the valley. The metal should fold up at the edges to form a smooth channel that allows water to wash debris to the ground.
Inspecting step and kick out flashing summary.
-Step flashing for side walls should extent 4" up and 4" out, and integrated I to drainage plain. So 1. Felt 2. Step Flashing 3. Kickout 4 shingles overlap roof portion of flashing. Siding ending one inch before roof.
-kick out flashing for roof termination on side walls
-fabricated headwall flashing
-boot or collar flashing on pipe and vents extending above roof.
-underlaymemt should continue up the walls over the walls water resistant barrier at least 7 inches.
-self adhering flashing should be used to cover the overlap point from the wall system to the underlaymemt.
As you can see in this picture the clay tiles has slipped a bit and have deteriorated a bit. The fasteners have also deteriorated and have caused several tiles to dislodge. As a result, this could lead to severe water intrusion. This has also caused the guttering system to fail at the base of the roof.

What I learned here is that there are common materials for roofing tiles. Those are clay and concrete. The industry standard for tile roofing, in short, is one layer of 30lb (ASTM) roofing felt paper. There are many many new underlayments on the market all claiming to be the newest greatest underlayment replacing 30lb felt paper. There are a plethora of different brands, too many to be compared here.

I chose a picture of a defective roofing tile. This tile is a concrete tile. As you can see in the picture there is a hole in the tile. This is an issue because of water damage through the open space in the tile.
