Here’s the most memorable roof failure in my career. It was approx 3 miles from me. Actually, it was Matt Durst’s neighbor!
I got writer’s cramp with my notes.

What were you inspecting for? the report would have to explain how to “build or rebuild a house” or defer everything. Here, a house like that would have to be bought all cash and usually by an investors.
