Limited scope - pictures only inspection

Has anyone been asked to do a pictures only inspection? What would a contract look like? Would insurance be ok with it since it is pictures only and no SOP or report? Seems to be a set number of pictures of specified items needed of an apartment complex for a bank. Just asking for thoughts before I call him back.

Sounds like a draw inspection (is this new construction?). If so it’s really not a home inspection. I can’t imagine much of any E/O type liability but, of course, there’s always general liability. I do them sometimes when contacted (usually through this site - Thanks Nick!!) and don’t consider them to be a home inspection at all. I don’t do any contract or SOPs or report other than what they provide.

Yep, nothing wrong with that. No need to offer a cut rate deal for that either.
Your hassle is likely access to the roof, key management, gates or whatever. I’ve had to (ahem) crawl over or under a gate when the right key or code was not provided. Don’t depend on having a sellers agent or whatever present.

You want to identify yourself as a Nachi professional, then limit the scope to pictures (maybe with captions?)

I’ve done a few for insurance companies. Super simple. They just want a general idea of the property.
