Under Florida Statute 468.8323, the home inspector shall report on those systems and components inspected that, in the professional opinion of the inspector, are significantly deficient or are near the end of their service lives.
If you ever get into an argument about what those are, it is best that you point to a third party (InterNACHI) source. Deflect the heat to a third party (InterNACHI).
InterNACHI’s document has also saved a few inspectors when they didn’t report that a system or component was near the end of their service lives as the document showed it wasn’t.
