Guard rails and covers are safety devices used to protect holes/openings in a floor or walkway when 6 feet or over the surface below. Guard rails are to be made to withstand a 200 pound force down. Post are to be no more than 19 inches apart. The top rail should be between 39-45 inches, the mid rail should be place so there isn’t a space that is over 19 inches between top, mid, or bottom rails. Cover should be made to handle twice the weight of anything that could be atop of it. And secured so it will not shift or move unintentionally.

A limited inspection was completed of the roof of this home, due to ongoing or recent rain, the inspector could not safely traverse the roof at the time of inspection. Wet roofing material can be very dangerous to mount and traverse.

Tempered safety glass is several times stronger than standard glazing and it can withstand significantly higher temperatures. Tempered safety glass is commonly found in bathrooms and storm doors. Unlike laminated safety glass, it cannot be custom cut once it is formed. Tempered safety glass usually has a stamp at the lower corner indicating that it is approved, tempered, safety glass.

It’s not that easy to see the slippery surface on this roof, its not unusual to find the south side of the roof thawed from the sun and the apposing side still with a layer of ice that is not noticeable.

Respirators are key piece of safety equipment that should have when performing septic, crawl space and attic inspections. The respirator regardless of type should be fitted with the appropriate filter for the environment the inspector will be working in. When inspecting basements inspectors can encounter adjustable steel columns. Adjustable steel columns are used to provide structural support to beams. Adjustable steel columns can be single or multi piece assemblies with a screw on the bottom for adjustment. The inspector should verify the columns are installed as near vertical as possible with less than 1 inch lateral displacement. The column should be a minimum of 3 in diameter and painted with a rust inhibitor. The column should be mechanically connected to the floor and beam. There should be less than 3 in of exposed thread.

Although work being performed on a finished home, not all safety measures have been taken. Missing graspable hand rails on the main staircase can lead to a trip or fall. Checking for safety compliance is a must at all stages of a project.

Trip and fall injuries are some of the most common injuries that take place in homes and on job sites. Safety measures can be taken to limit these hazards. Proper railings should be installed on all stairways and uneven surfaces should be fixed or marked

Attached is the railing separating the kitchen from the family room in my split level home. Railings in home interior and exterior have guidelines that must be followed to keep us safe. They have minimums heights and spacing requirements between posts.
