Good evening all. I have a question regarding breaker panel inspections.
I know it is not required to remove the dead front of the panel. But, in my situation the inspector did, and provided a sole image of the dead front removed. Also noting “breaker panel and wiring were found in overall good order”.
Since arriving in Florida today (cross country move), and removing the panel cover (to wire a 50A receptacle for my rv that I’ll be living in while renovating), I’ve found several issues that should have been left out. In my opinion. There is a 70A with 8AWG, multiple double tapped neutrals, neutrals that bypass the bus bar and tap in with the non-anti-oxidized aluminum main neutral. I’m sure that I will come across many more. This was simply a “visual” look into the main panel. I was adding the 50amp breaker to the sub panel and questioned the 8 gauge wire to the main lugs from a 70amp sub panel breaker.
My question here I guess is, should I even bother contacting the inspection company? The company is InterNachi certified. So I’m quite taken back that these obvious electrical issues were not pointed out.
Of course you should. Your inspector should have made it clear that they were available for any questions after the inspection. Reach out with pictures in hand and ask for an explanation.
For sure. Contact him by phone and let him know what you found. And let him provide his explanation. And as far as the company being InterNachi Certified…IMO the certified part is a little deceiving. That basically means the inspector, or the owner of the inspection company he works for, is a member of InterNachi.
Regardless of the fact that I typed “In my opinion.” That doesn’t change the fact that things are correct or they aren’t. How are my issues valid? Are the things I outlined correct or not? Are double lugged neutrals allowed? Is 8awg allowed for a 70 amp breaker? in any situation? I do know that 6awg is debatable based on numerous factors, but pretty sure 8 is a definite no. So regardless of my knowledge, are these points valid or not?
I would reach out to the inspector with any concerns you may have. Also, did you sign an inspection agreement? Did it include a standards of practice or scope of work? Be sure to review the electrical section of that.
One other question, how long was it between the inspection and you taking occupancy?
