Physical Defect Description

I know how material defect is defined and that something does not qualify as a material defect if it is at, near or beyond its “useful” life. However, contracts are no longer using “material” defect when referring to the inspections. Instead they are using “physical” defect. This seems like and extremely broad term and I am unable to find a definition.
Any help would be greatly appreciated.

What area are you from? Are you an inspector, buyer or ? Some areas define a material defect beyond the Standards of Practice an inspector is using. Your agreement or report may define such as well, have a look at Nachi’s SOP www.nachi.org/sop

Many RE purchase contracts go so far as to state that components nearing the end of their useful life are not a defect.
