So even at that year of manufacture, 13 years is old enough to “budget for a replacement”, at a minimum.

Is that second pic of the WH or the HVAC?

Update please.

Electrical and Plumbing here!

looks like the air shutter on the end of a burner tube for a furnace. It is very sooty (he said it was propane) but it in sore needing of servicing (and everything that entails).

Is there a combustion air vent? Back drafting can be a lack of oxygen to burn and the flame searches for Oxygen thus the burnt exterior of the WH. Also this dumps CO and other noxious fumes into the room.

Sorry guys I was working and didn’t have allot of time so I will update.
Hi guys great answers as always thanks to all. The furnace was newer 06 I believe and also is being serviced by HVAC. Both pics are of water heater. As I said in my report I recommended repair/replace in regards to the water heater. The air vent was on its own Hi Eff. The AC couldn’t be run because of outside temp 3C or about 38F for our USA friends!

Thanks for the update Scott.

Good thing you clarified the AC part I would not want them thinking we are this cold YET! 3 degrees **Fahrenheit. **I never liked trying to spell this. LOL
